Yep Essential allright! Do you think there will be any sort of temporary Scope changes due to the virus. Saw some institutions advocating for Drive-Bys etc....

This week I've run into the whole spectrum:

People who refuse me entry.... You never said you had to enter the home! ... Sir, please review our text chain where I specifically stated the scope of the inspection as well as the safety protocols I have undertaken. You 'Liked' the message and responded "Sounds great! See you then" with a thumbs up.

To way too cavalier folks: ...Is anyone ill, exposed to people who are contagious or have recently traveled? Nope all good here! Well, except the tenants upstairs... they've been home with a fever and cough for the past few days, but I spoke to them, and they said its not Corona.

That last one happened when I was on-site. I refused to enter the building. I sent a message to the Client explaining the situation and they responded with, "The Stated Scope of Work for the 1025 form requires the Appraiser to physically view all areas. You need to go back and re-inspect the property." Yea, right. Let me get right onnit!
 
when a borrower is concerned or denies entry, i say ill place the order on hold until i hear from the lender to proceed, and ask them to inform the lender of our conversation.

we may be allowed to continue working, but i will not push someone to be uncomfortable

Get on the phone with the specific person who sent that email response.
Track them down, you'll find them in 5-10-15 minutes of phone tag.
"Mr./Ms. XYZ, I'll do that inspection if YOU will accompany me." "What? No Way!, besides I'd need to take a plane"
"Well, you're going to need another appraiser; I'm going to have to drop your company as a client, due to your disregard for your "Partner's" health."
With a client like that, you don't need enemies.

That's what I did.... What I kinda figured happened is the Hubby said, 'Sure thing come on out!", but did not tell the wife, who handed him his arse.

Tell me you changed your mind,or the situation changed, but don't lie and throw me under the bus.
