Can't Get An Appraiser

Hello, Sorry to bother again. But I don't understand why an appraiser has not accepted the order for my home. Assurant is looking for someone in the Odessa/Midland Tx area to take the job. At least that's what I've been told. Do they contact only certain ones? Or do they post it on some sort of board? Thanks, Wes

It may be because they don't want to pay a fair fee. What are you being charged?

It is probably because most appraisers charge $X and they are probably trying to keep half of $X.

I'm assuming Assurant is an AMC (appraisal management company - I don't recognize the name) But either way, they probably have a panel they use, the size of the panel varies from company to company. As the others have stated before, the appraisers may not want to take what they are offering to pay them. I almost guarantee the $515 you are paying is NOT going directly to the appraiser (if you do find out what they actually pay the appraiser, we/at least I would be interested to know, but don't know if they'll disclose that to you)

Another reason, besides fee, may be your property. Are you somewhat unique? (i.e. acreage in a mostly tract type area, larger home, smaller home, waterfront) This could also be a reason :shrug:

I am betting it is fee as there are plenty of appraisers in that area. If you have a custom home, large acreage etc, they are not going to do the appraisal for a low fee and the AMC is appraiser-shopping. We used to appraise in DFW, now Florida, and fee-shopping is common practice. We just had an order cancelled after it was sent and we looked at the property, asked for a reasonable fee.

The company was Streetlinks/Assurant and they won't tell me the fee breakdown. It's just a normal home in a average city. 950 sq. ft., 3 BR, 1 BTH

No appraisers are willing to work for Assurants fee of $225. Just how the game is played.

A complete hypothetical as this isn't based on reality. If you ordered an appraisal yourself on this board. You'd have tons of offers for $515.

OK, thanks. Yes, Streetlinks (I should have recognized Assurant...it's been a long day) is VERY known among appraisers as a low fee AMC.

MANY appraisers (myself included) will not work with them nor sign up for their panel.
