Client Says Change It To 3 Bedroom. And Call The 4th Br A "study"

it most likely costs less to market it as a 3br for the very reason we are discussing - septic systems.
The subject is in a development comprised of 3 bedroom and 4 bedroom homes. The builder installed the septic system. They would be very aware of what the rated capacity is. If you want to focus on erroneous red herrings go ahead. It is the appraiser that misclassified the description of the property NOT the builder. In fact according to the same appraiser, it is the builder that is marketing the house as a 3 bedroom which is how the septic system is rated. Get with the facts and leave the white elephants outside the room.

again, here is what was posted:

yes brand new...just got the c/o ; 2 story with basement; 4 bedrooms above grade.....

the description as posted is referring to the c/o. from that post the stories, basement and bedroom count are all being reported to us as what the c/o states, so if you have a problem with it why don't you just ask the appraiser to clarify EXACTLY what the c/o states.

at this point you are doing the same thing i or anyone else in this thread is doing - making an assumption based on your interpretation of what was posted. your interpretation is that the description is not referring to the words immediately preceding it, mine and others is that it is. obviously only one side of the discussion can be right, so again i'll say that you should ask the appraiser for clarification. until then everyone in this thread is pissing in the wind making assumptions.
 
If the septic permit allows for 3 bedrooms, and the CO states 4 bedrooms, I'm heading straight to the planning department to find out what is going on.

Post 9 "just got the c/o ; 2 story with basement; 4 bedrooms above grade" implies that info is on the C.O.

link please where the appraiser stated the c/o listed it as a 3br house and not 4br? i'll give you a hint - it's not in this thread. talk about tying to force an interpretation...

So i have 4 bedrooms on the grid. I did have a comment that the septic was only good for 3 bedroom, but my question is this: Do we appraise what the SUBJECT IS or what the subject is PERMITTED for ?

The Subject IS a 4 bedroom. The subject is permitted for a 3 bedroom septic.

If i call it a 3 bedroom, then i'm not really telling it like it is.

If i call it a 4 bedroom , then i'm putting client in a bind because its only permitted for 3

What I find most interesting in this Thread, is the lack of understanding as to the functionality of a private sanitary system;
the C of O confirms the compliance of the Departments within the PZC and what was approved at the time of application, Nothing more.

Question: If it is a 4-bedroom home then why did the OP find a difference of $2k for the subject's "4th" bedroom vs. every other 4th bedroom?
Logical answer: Because it is a den that has some bedroom utility. Not full utility as a bedroom. Therefore, it is a den. The adjustment for the subject's 3br + 1 den (compliant with its sanitary system) vs. a 4br home (compliant with its sanitary system) is $2k.
