Concessions field being eliminated from MLS!

Oh Yeah,

Barry states that based on our analysis of sales contracts we can make downward adjustments to comparables without having the actual sales concessions figure, 2-5% isn't unusual in the state, and there is no USPAP violation as long as we disclose our reasoning.

A number of appraisers I spoke too were not as concerned. They call every agent to confirm the concessions anyway. Of course some agents are refusing to disclose concessions over the phone. Well I'm glad you are getting somewhere with this!

What I don't understand is how appraisers have time to call 6+ agents (isn't that the minimum comps we supply now), and wait for those agents to call back. Especially when we need to get the reports done in 48 hours...with that extra hour filling out the market conditions form it's just not realistic. If there is something fishy on the listing I will call the agent of course.
 
New news for me

All this info is new news to me. Bumped into Kate whom I haven't seen in a long time and she told me about this. This is not right. I am going to forward this info to other appraisers I do work for. They send me lots of info but perhaps never heard about this.

Lately I am seeing a lot of sales concessions and it needs to be noted.
 
You can count on my appearance on the 8th! Can anyone tell me exactly where to go and when? I think I can get a few friends to come along but the 8th is around the corner so I really need details on when and where so we can schedule.

I think it is very important that we have as many people as possible. I have a friend who has a very good idea on how to solve this and hope she may be able to come along.

To our friend in Idaho,

The letter and poll that arrived in our hands in the past couple of days was exceptional. It has been forwarded to the 3 appraisers besides myself that will be speaking as well as to the BOD of the MLS system. It was extremely well written and made references to bylaw violations near identical to those laid out by our Board. We have the president of the state appraisal board, ex president, and president of the NH chapter of the AI speaking, and me the least qualified but most outspoken, that got the ball rolling.

I can not thank you enough for your help. It is my opinion that a debt of gratitude is owed you by all NH appraisers.

If there are any appraisers out there that can make the meeting on Wednesday morning 4/8 to give support by their presence, it'd be appreciated greatly. Pitchforks and torches are optional.
