The $65 desktop won't last and supply and demand will most likely push that fee higher.

That is my bet.
And, as I understand it, in some markets (COW states), they are about 3 to 5 times that.
 
What exactly have I posted that is silly or stupid? Much of what I have posted is being reiterated by others you have not mocked

I truly don't understand this position AT ALL.

Alamode's entry into the appraisal management realm was a direct slap in the face to their customers who had given them, in my case, 10's of thousand of dollars over the years. If you can't see that as a problem, I don't know what to say.

The Mercury Network provides thousands of lenders the ability to not use an AMC. Mercury is not in the appraisal management realm or business, they are an ALTERNATIVE to it. Mercury Network clients are my best clients. Up until March 31st I completed two AMC assignments for 2018 while I completed many Mercury Network assignments. The fees are much higher with Mercury Network and there is no dealing with idiots on the other end of the phone. There is no constant updating required and no waiting 60 days for payment.

Mercury will continue to grow as more lenders get tired of the AMCs and some of the idiots they use for appraisals. This is a good thing for appraisers, not a bad thing.

I never thought I would ever read on this forum a person who thinks that the Mercury Network is a bad thing for the residential appraiser.
 
And thank you for making my point. Just like Pete, you have no skin in the game. You're an employee. "chief appraiser at a major secondary market entity"? You have no business on this thread. Go back to punching the clock.

You're a staff appraiser. You're not a business owner. You have no business on this thread...say Hi to Pete for me in the break room Monday.
Nope, I don't punch a time clock and I am not a staff appraier. I any case I will comment in whatever thread I feel like commenting in whether you like it or not.

First of all, I owned a small appraisal business for 7 or 8 years before I went into the secondary market, so I know all about the challenges of running such a business. Secondly, you seem to have a misunderstanding of what the Mercury Network did and does. It does not operate in the appraisal management space and it is not an AMC...it is simply a platform that allows lenders who do not use AMC's to find, solicit and engage independent appraisers. If you had not been too busy foaming at the mouth and berating some poor phone jockey at ala mode, maybe you would have been able to figure that out.

You need to realize that is just simply not true. You DO NOT need appraisers to feed the beast. Anyone can do that.

Okay since the government had to bailout both primary and secondary market, tell me who should be in charge of appraisal management. Don’t give me the spill that appraisers don’t help minimize default and loss risk.

Government should do appraisal management on federally insured institutions. No doubt in my mind.

The government should own appraiser data and manage it or get out completely on insuring financial institutions.

It will happen one day. Mark my word. We may be dead and gone but it will happen.
