Nice job cherry picking there. I see you included my posts but not the ones that preceded mine. We had the benefit of your interpretation of those, without the provoking insult. Like a good appraiser, you kept the information that made you point and eliminated what would contradict you.

But technically you're right. There is one in there in which I went at someone who didn't insult me... sorry about that. I came to the defense of another member who was attacked for their comments and opinions.

and as far as beliving Mercury is my competition, I'm not the only member with that opinion. And if you disagree, there are far more tactful ways to voice that opinion. You speak as if your product somehow offers superior quality to one that may come from Mercury...a bold statement in a forum where many of the members do work through Mercury.

Exactly. There is something I "owe" my clients and visa versa. It is called trust. I can't trust you, I can't work for you. If you can't trust me, you should not be using me and/or like most AMC's assuming I am a crook and over-reviewing by bringing up things already in the report.​

If they were simply a delivery platform, this would be true. But Mercury actively solicits market share. They are e-bombing mortgage companies and banks on a daily basis to win market share... telling them that whatever way they are doing now, which may be working with you or me directly, is wrong...theirs is a better way. I personally think that's pretty competitive.

An AVM runs on a computer, so yes. I think computers are competition, with the software and data of course. My apologies if that's not what you meant by computer.

I know some believe that AVM's are no competition for them...but aren't they concerned that companies developing and selling them so aggressively disagree? Do we laugh at them and say...what fools, building a stupid AVM that will never be as good as me? Do you think they would be spending billions of dollars to win 5% of the valuation market share? Every business wants a 100% share.

Confidence is great, but at some point, we need to step back and look at the landscape.
