Greetings all. I was wondering how much the Costar Suite costs for nationwide access for a single user/single group of users in 2022?
 
Costar now only works for large fee shops as for individual appraisers it may or not work. Not putting them down but its a dead business model moving forward for most appraisers as other plat forms are now entering the market---BUT I may be wrong but they need to come up with better pricing :)
 
I saw a Costar "Research" vehicle yesterday pass through town. I am thinking they are only $20 a month or so. But I am not sure how their fees are. They Ph U'd Loopnet for sure.
 
We just bumped to national coverage for $2200 for 4 of us in Richmond, VA.
Thats not bad I knew guiys here that were paying that for one man shop and Costar will go after you if they find you shared with another appraiser as i know one guy they sued as he had shared his access with another appraiser across town -Guess they tracked down ISP numbers from different locations.

Costar is still the best, and if you have multiple licenses, it gets much cheaper. No other platform comes close, and clients expect it. I am routinely asked by new clients if I have Costar.

Yeah, they're pretty protective about it.

I sold a small office building that I owned a few years back. Costar contacted me wanting information about it. I asked him if I provided info for his database could I get a one-time access to it for comps for a project I was working on. He said NO. I told him to psss off.
 
I had Costar in another city and the rate was twice what I paid for MLS. I have had other data suppliers, most of whom relied upon courthouse records. As for CoStar, their data is still sub-standard for the most part. Brokers refuse to share information and now, it is either Collier's or CBRE who refuses to share any sales or rental information with CoStar, but one of the majors cut ties. I moved and was told data would be $200/mo for my area, all I needed. CoStars new rate, according to the guy who sold me the data, is national only and is $455 per month, basically $5500 annually, which is ridiculously high given the quality of their data, and is still riddled with errors and misinformation. You can use it as a lead for sales information, but it is certainly not accurate at all.

Many sales don't have the sales price, grantor or grantee, lessor or lessee information right. I have heard brokers flat-out lie to CoStar employees about the sale details. It's maddening and a huge liability for appraisers who do not verify ALL data supplied by CoStar. That being said, the price of their data is way overboard. The price should be no more than $100 a month for the quality of their data, but that is just my two cents. I had asked for a discount to provide corrected data and they told me "no" so what is my incentive to help them?

Take my word, verify everything CoStar provides, that is the quality of their data, on a scale of one to five they get a 2 at best for their data quality and value for the money. A 2 CoStar!

My question to CoStar is if I can verify sales information without even talking to a broker, why can't your team of people who verify data for subscribers do the same thing? How hard is it to get a closing statement or verify the deed online? How hard is it to call an involved party? Why should I spend my time verifying ridiculously overpriced data when that is allegedly what I am paying for? Why not include subscriber incentives to make your data better? Why would any appraiser rely on your data after discovering an accuracy of less than 50%?
