Okay, you seem a very intelligent man to me. What is your solution to the problem?

I will remind you real property rights are like snowflakes. The Lord only made so much real property. Are you gifted in Memphis on real property rights?

I fear this country is going bankrupt on real property due to current policies on appraisal of real property rights.
 
Making an argument that data is suspect if appraisers are not involved in the process is the same as making the argument that appraisers are making the market, a circumstance I would hope most appraisers agree is not appropriate. If anything, contracts that are rewritten after receipt of an appraisal can be characterized as data cancer. To argue that no one is adequately informed or acting in their own best interest unless they have an appraisal in hand is hard to cast as a legitimate objection. And what is the fundamental difference, in terms of data cancer, between an appraiser who rubberstamps a contract that is above market value and a waiver?

The best answer or solution to all this has long since passed. With pressure on low fees, AMC predominance, walking back education levels and lack of mentorships that emphasize serious training instead of a weekly quota, we're done.

I assume there will be defects in their application. Sometimes high, sometimes low. I also assume they'll sometimes be misused in certain situations despite the presence of clear indicators against using them. They're definitely not some silver bullet.
 
I will expand on the risk of being obtuse.

These authoritative nations are patiently waiting.

I just read that Party City is going out of business. Amazon has taken over. There will always be a need for appraisers, just a whole lot less of them.
 
It's hard to imagine how the current trend would reverse itself any time in the forseeable future.

One has liability, one does not.
 
China knows they have USA on trade war. They laugh at Trump on trade war. They have Trump by the balls. If they were to raise export prices to USA on goods, it could literally break us. It would break many USA businesses.

Elon don't have that much money. Look at daily imports from China and other countries. . Let me share:



When you do one percent of what we export vs what we import is huge.

Many USA businesses import.

Look at the macro and micro economics.
