Hello,
In about a month I will be leaving the office in which I work; furthermore, I am either going to start my own small business in a quite, peaceful environment, or I was curious about a second option.
Several R.E. Sales agents hang their license's in a Broker's office, and they either work at that particular office, or they work from home... I have never heard of an appraiser doing that, yet I know Florida Law requires an appraiser to list all of the business's & business addresses that he is currently employed under; therefore, an appraiser obviously does not have to be working at one particular location. So I am not sure if it is even a matter of Florida law or just up to the business owner.
My proposal would be to offer my appraisal services, and pay them a small "per appraisal" fee to hang my license information on the wall at their office and technically I would be working for them; however, I would only be giving them a very small fee split since I would be utilizing my home office materials, databases, E & O Insurance, I would be bringing in my own clients, and I would not be using their physical space.
I know I remember going over this in class, but unfortunately I cannot seem to find the information in my law books, so I want to make sure this would not be against the rules, and if this is something that appraisal company owner's would do? For practically doing nothing, they would be receiving income. I consider myself a friendly person and am typically very good with clients; therefore, It would not be a risk of making their company look bad, yet I think after I present myself and my resume, they will know that as well.
I would appreciate any input, advice, or information that would lead me in the right direction. I want to make sure what I plan on doing is legal first, and if it is feasible; for example, the fee I would be paying might be similar to the fee's of running my own business. I do not know. If anyone can find the time, anything would be greatly appreciated.

Sincerely,
Corey K. Giza

Corey:

Sales agents who are not brokers have to work under a broker. That is the #1 reason they hang their licenses with a broker. Some brokers, however, elect to work with ReMax or another big name outfit in order to get trade name recognition and to split office costs.

There is no benefit to you working for someone else by hanging your license in their office. The benefit is for you to have your own company, an LLC, work from home, and take all your write-offs. That way, you can pay yourself a reasonable salary and earn the remainder of your income as a dividend which is taxed at the dividend rate of 15%.

You don't need a good office to work from, you can work from your kitchen, or a relative's kitchen. You just need a good accountant and a few decent accounts.

Deja vu all over again? Corey - read the forum rules on multiple posts - this is getting old.

I am sure that was a mistake, such as hitting the post button twice or refreshing the page. I deleted the duplicate post.

The purpose of forum rule #4 is to inform users not to post the same post in DIFFERENT forums! Some people think they will post the same thing in several forums to promote their agenda or to get more attention. That is not allowed.

Hello,
For practically doing nothing, they would be receiving income.

They would be getting you Clients, no small feat in today's environment. Most appraisal companies take from 40-60% for giving you the order, regardless of where you place your computer.

In my opinion, starting your own successful business in this market requires a focus on specialized markets. There is much money appraisers can freely tap into through niche style target marketing, combined with ambition.

I think the weather is not very nice today. I hope it's sunny tomorrow.

Well I have anough clients I have obtained relationships with to keep myself busy with appraisals, and with a slow market I would not think anyone would be interested in handing out appraisal order's to somebody new; in conrast, to giving orders to their current employee's. Since I would be appraising at home, and I have my own clients/pesonal contact's, they might consider taking a smaller fee/split - The company might even be outside of my market area; therefore, I would be doing them a favor by doing appraisals for them that previously were not practical for them to work on. So I my question now is, "Should I put my license on the wall and work for another company or would it be more practical to just start my own business, and take on those extra responsibilities?"

As for posting more than once, I placed this post in the "looking for jobs"/looking for employee" section; however, I was informed by a member of the forum (and thank you, by the way, for informing me) that people are not able to post responces in that area, so I posted it in another catagory - I believe the catagory was "Florida", but it said there was a technical error and did not allow me to post there, so I put the post on under "Running An Appraisal Business" That would be a total of three times, not "at least five", so I am deeply sorry for any emotional distress I might have caused. And thank you very much to everone else who spent their time offering me advice, suggestions, and helpfull information - Thank you "Head Surfer" for kindly explaining that rule, I am an extremely busy person with very little time for supplemental research & creating forum posts, and I must have overlooked that rule.
