Me receiving 40-50% is one of the several (and I mean several lol) reasons that I am leaving the current office in which I work. Getting work for me has not been the problem; in fact, because I am at the college so often, I sometimes have more work than I can handle, and the majority comes from clients that I have either known personaly, was reffered to by somebody, or simply clients that I have met along the way. I will not be informing any other clients, other than mine, that I am leaving, out of respect to my current employer.

So that being said, I would probably end up providing the employer with extra work for their appraisers, I would have my own E & O, City/County tax, and other fees paid.

The benifits of the above versus, me starting my own business would of course be, me not having to deal with the hassles of running a business; however, If they would not agree with me taking a larger fee split, than I will just have to. 10-20% per appraisal is what I had in mind. Thats a thousand+- a month to the employer, so I might not be that "bad off" just starting my own business; then again, I have never ran my own business, so I do not really know. I know rentals in the Downtown Historic area (zoned CM) that are the appropriate size, and rent for half that ($500) a month. Are there any business owners out there that could give me an opinion on doing this. Thanks in advance.
 
I guess I am still missing the reasons for still wanting to work for someone else. As a subcontractor for another firm, you are essentially self employed anyway. If you are maintaining your own office, buying your own software and data, and you have you own clients, there is no reason to work for someone else! The only thing you are missing is officially setting up a company name and registering as an LLC or Inc. I set up an LLC and it took me about 20 minutes. If you are concerned about taxes, take that 10% that you were going to give another office and hire an accountant. If you have the clients and more work than you can handle, find yourself a couple of independent appraisers that could do it and take a small percentage from them.
