DESKTOP appraisal's - The appraiser's Best Play?

PLEASE DO NOT SAY NO.....to desktop appraisals.

The best play here is to say you will do them and charge accordingly. I will be charging anywhere from $50 to $100 more than what the VA pays where I do my work.

If you JUST SAY NO......then Fannie Mae can keep lying about an appraiser shortage.

There is NO appraiser shortage. We just want to be paid for the job they are asking us to do. A desktop has more potential liability than a full 1004 appraisal request.

Say YES.........and ask for the proper fee! $850 to $1,000 here in California.

In other words, you won't be doing them either. :)
 
I don't do secondary market but if I did...desktop or whatever... it would be a very high price.

True.....but we need to be smart about our response to them.

If 34,000 real estate appraisers all came back with the standard VA fee plus a little more for their marketplace.......even Fannie Mae would have to realise what a desktop should be priced at.

Appraisers should establish a price for their work. The lender/AMC should not be telling us how much a job is worth.
 
I hope other appraisers in my coverage areas agree with this "plan"....

I could use the additional Desktop assignments.... :)

I'm not offering them initially, I'll let others work out the kinks the first few months. It's easy for me to do that however, as I only work on appraisal business 18-20 hours a week. If I needed 10 orders a week maybe my approach would change. I just think the lenders are expecting to pay LESS for this product, although I haven't seen any fees.

I just saw a lender that suggested $125 LESS than what their standard 1004 pays.

I have no clue what "their standard 1004" pays.
