DESKTOP appraisal's - The appraiser's Best Play?

Everybody has to weigh what their business model is.

For us, the answer isn't "No". But if people are expecting something less from us, they will be disappointed. For us to complete any appraisal, there is a certain amount of data that is required - Period....

That's what I've been saying all along about these products. If nothing is provided, or if I have to chase everything, I will price that request accordingly in order for us to accomplish the task. If a different request has an abundance of information and we can verify, it will likely be priced differently even though the same form may be involved.

In saying that - Why does this come down to the form? It's about the work. Always has been, and always will be in the future.
 
I had two clients offer same fees as they pay for a regular 1004 but I still think this sucks, even though it saves drive time. I will probably end up upgrading many to a full inspection, I would love to turn them down but then would lose a good client over it. Ugh.
Tell them you'll do the desktop for the full fee and they can contract through you to go out and measure and take photos for an additional $150.
 
My "good" clients have e-mailed me saying they will be paying the same fee for the 1004 desktop as a 1004 full appraisal.
Seems silly to offer this then. There's still the issue of furnishing the appraiser with a dimensioned floorplan and a virtual tour or photos. Why not just stick with the full appraisal?
 
Here's where the desktop works: when the property is so far from where most appraisers live that they can't find someone to accept it. For example I get orders once in awhile over an hour from major population centers. If the lender can get someone to take it, there's probably an additional $300-$500 trip fee. They can get those distant assignments completed much easier with desktops, but otherwise I don't see an advantage.

No idea, last inspection I went to the tax records had 1,650 Sq.Ft. for GLA and it is actually a little over 2,000 Sq.Ft. GLA based on my measurements. If this was a desktop and I relied on the tax record GLA would they be happy with the "time" saved if the opinion of value is significantly less due to this if it happened to be below the contract price.

You can find an appraiser skippy mill 500 miles away that will do it cheaper perhaps.
 
yep the answer is a quick no. they are only using you for comparison. good luck and dont let me catch you creeping in the area with a half *** report state bound and down:rof:
