We were waiting for someone to say "price fixing". Always someone that puts the "spin" out. lol.
Some folks get up in the morning looking for a way to be offended. Just be thankful you helped someone achieve their dream today!
 
I had two clients offer same fees as they pay for a regular 1004 but I still think this sucks, even though it saves drive time. I will probably end up upgrading many to a full inspection, I would love to turn them down but then would lose a good client over it. Ugh.

Wow, you think I'm offended? Keep dreaming. It would take more than someone whining about fees to accomplish that. I was just pointing out what the suggestion sounded like.

Price fixing is an anticompetitive agreement between participants on the same side in a market to buy or sell a product, service, or commodity only at a fixed price, or maintain the market conditions such that the price is maintained at a given level by controlling supply and demand.
 
No matter what, there will be enough appraisers taking these assignments that they'll get done. The fees will sort themselves out in the market.

the trade off is risk and why do I think the appraiser still has even more risk? Because it almost certainly means the first item a homeowner (and perhaps future intended user?) will bellyache about was "They never even went inside my house or drove by to see what a really nice neighborhood I live in."

So your legal determination is that if someone in California says they are quoting fees based on the published, public VA fee schedule, and recommends that others do as well, and someone in New York agrees and does the same, they are price fixing? I hope your not an attorney!

I issued no legal opinion-that's above my pay grade. But it's probably not the best idea to take to public forums and ask other appraisers to charge a certain fee for a product.
