DESKTOP appraisal's - The appraiser's Best Play?

The borrower can refuse it. The paraplegic, elderly, blind homeowner may have an issue....This is a "sketchpad, photo, etc." So they get the HO to sketch the entire house GLA and not, then "work" backward to "extract out" to get the right GLA answer. But to me this looks like a tool that might be faster for an APPRAISER, much less so for a HO...Am I wrong? I mean I see an hour long video on how to....then I ask, Who the L takes an hour to sketch a rather ordinary small 1 story house? The question is what is the AMC willing to pay? And does it really save the appraiser a single minute? As I read it, it is not a form-filling software itself.
Like I've said in other threads, the lender is just going to want the damn thing done. They aren't going to want to be telling the home seller (not their borrower) or their realtor to provide a floorplan. Unless there's a service that provides these floorplans almost instantly, the lenders won't want to screw around with it. The $50 or $75 or whatever possible savings on this product is negligible and gone like a farrt in the wind in these real estate transactions.

And they have to download the app to their phone? I would not do that as a home owner. I'm really picky about apps on all my devices. And much like I don't go through self checkout at the grocery store and bag $150 worth of groceries, I'm not doing somebody else's job that I'm going to get charged for in the closing costs.

ditto. Why check it out myself when i can order from Amazon and have it delivered at the door. I order on line for Lowes, Harbor Freight, Bass Pro, and shop a local grocery store...and buy canned goods, beans, and other staples on line too. UPS and USPS delivers to the door.

Like I said before, this will end up being one of the biggest fails for Fanny and Freddy and will once again prove that human appraisers are needed. I'm okay with these being implemented and I will be all giggle when they fail miserably.

Jump in your car and visit WalMart if you think self checkout doesn't work. But I do think it's a serious weakness, asking a borrower to download an app, use it, and put up with an AMC wanting it now is a bit pollyannaish. But that doesn't mean AMCs will just give up. In all likelihood they will just send out a third party inspector. This push for desktops/hybrids/bifurcation has more to do with controlling the appraisal process than anything else, keep that in mind if you think AMCs will just give up if borrowers or appraisers refuse to comply. .

And the Fee charged for the appraisal by the AMC is.....?? (of course we're still living with the failure to disclose that on the Respa Form)
And they want the HO to do the Inspection ??

Wonder if Mr/Mrs HO would do that for their, Plumber, Electrician, Builder, Attorney, Doct., (IE: can you photo your kidney via the rectal camera we provide) just taken this to Pluto (cause it's no longer a planet)

I issued no legal opinion-that's above my pay grade. But it's probably not the best idea to take to public forums and ask other appraisers to charge a certain fee for a product.

One thing I won't be doing is live video chatting with a homeowner trying to get them to properly measure their house and somehow translate that into my own dimensioned drawing. Someone at the lenders office is welcome to do that however.
BINGO.... Most folks I run across on a daily basis are too stupid to tie their own shoes.
