Do you have an appraisal website that generates any order for you?

The only way I know of getting divorce, date of death and bankruptcy appraisals, or any other appraisal needed for estate purposes is to have a website with good rankings.

the only other way is to offer your services to attorneys.

My clients and I get lots of orders off our appraisal websites.

If you want your x site to appear in the top 10 of a google search you need to use a far too specific querie, perhaps even using your name. The typical attorney/homeowner/AMC phone monkey looking for an appraiser is far more likely to use a general search parameter such as "NH appraiser" , or "FHA appraiser in NH". Search either of these and you'll find my site in the top 10, and no xsite anywhere on the first page.

Of course my IT degree helped me get the ranking high, the website was built in a half hour and is horrible, but I get calls that turn to orders every week. Of course unless you understand how the robots.txt file works and can explain meta tags and meta names along with the hundered other factors in search engine optimization you'll never end up on top due to every AMC trying to get there as well.

I'd suggest that you have a professional design and maintain the site if you can afford it, or by a top 5 listing from Wayne McKerley on AppraiserUSA.com, the only appraiser directory in existence that actually produces orders.

I have a web site, and it is rated as one of the highest by X-Sites. When you google appraisers in my area I come up in the top 10. Yet, I have to say it generates very little income for the investment. The only reason I keep it is because it has generated some business. But I probably generate about $2,000 worth of business from it. So it pays for itself and then some. But when you look at the cost it is pretty inefficient. Most firms only spend about 5-10% of their gross in advertising. That means I should make $15k to 20k off of it. The other thing is that if you think you are justing going to get an X-Site and it will generate income; forget it. I had to completely revamp it, constantly update it and blog to get hits. It really takes a great deal of consistent work and time. I would rather be golfing.
 
As a commercial appraiser I have questioned the effectiveness of internet advertising. When I was able to improve my search engine optimization I found myself being contacted by ignorant people expecting a commercial apprasial for $500. For a commercial appraiser I think there are better ways of soliciting customers, such as direct contact.
 
X-Site has been my best opportunities as they MARKET your website for you once you have the keywords installed. It goes out every so often to stay HIGH in the rankings. Google me: Gregg White Appraiser Texas and see what you get. Usually in the top 5-10 on the first page.

That should answer. I have tried Yellow pages & it is a waste of money in my opinion......as is some of the others out there. X-Sites is the ONLY one I depend on other than www. Appraisers .com (remove spaces) or this site, as well.

I googled "Fort Worth, Texas appraiser" and could not find you on the first page.

If you search Ocala Appraisal on Google my website is "above the fold" and is the first non pay site other than the county property appraiser's site. The site has a market trends page that now has over 1,800 subscribers. And yes, I get quite a bit of work from it.

I like how you added your own pics and property descriptions to the site.

I don't have X site. It is a pay site so called "adwords site" and I am not interested to pay for google adwords in order to get a good ranking on my site. I optimize it as a regular site without paying a penny. There are two ways to get your site listed with a good ranking on the google search: Natural way listing and adwords way listing. Natural way listing is the way that you optimize your site according to the google guideline and requirement. This kind of listing is free and if you do it according to google, you will get a good ranking. Adwords listing is not natural. It is a pay listing and does not require the same guideline and optimitization. You just pay for the adwords and you insert them in your site and automatically get a top ranking even ahead of all those natural sites with good ranking. I have designed my site and have optimized it according to google guideline as a natural listing and I think it has a good ranking but there is a different between having a good goole ranking and having people who are looking for your service. If not too many people are looking for your service, your good google ranking is not going to help. It is like having the best store in the mall but not too many shoppers around to look for what you are selling.
I searched for google rank on "FHA appraiser in NH" and this is the top 10 on the first page. I don't know if your site is one of them or not because you didn't mention your site address but click on the link and see if your site is there http://www.google.com/search?rlz=1C1CHNV_enUS357US357&sourceid=chrome&ie=UTF-8&q=FHA+appraiser+in+NH
Now, you search for google rank on "FHA appraiser in Orange County, ca" and see if active appraisals (my site) is one of the top 10 or not. If it is there, then my site has a good rank. When I try it myself, it is one of the top 10 but I don't know if it makes any different if someone else try it from other locations using different computers or browsers.
