Do you Really want a voice?

Now this is the type of creative thinking that might just be the key to improving this profession. Lets all submit our thoughts and consider them all seriously...what do we have to loose at this point?

Sorry I didn't realize everyone would only think one share!!. Course I should have realized that cause Appraiser's were the ones that thought they were actually making money during the boom & many think 200 for an Appraiasal is REAL MONEY!!! So anything more than one share would be too much for many to handle. BUT A letter to the Wall Street journal. that says AS A SHARE HOLDER & AS AN APPRISER> We feel as thou the public needs to know & that is where the Hatches & Richardo's come into play. A letter saying I'm an Apraiser won't fly in the BIG papers but saying a shareholder (You don't need to say how many shares) People will notice & IF you figure 4,000 Appraisers sign the letter, & having a vote!!! Better than crying to each other on this Forum!!! & many of those with massive shares are Corporations that don't bother to vote.

Again sorry I forget I'm talking to those that are the lowest on the Totem Pole.

Call Harley Davidson & ask them who the voters are on their stock??

As far as who should be nervous over the investigation that is coming!!! COMING folks not the one that was in June the one that is coming!!! the bigger the Appraisal FIRM you work for, or worked for, the more you should be nervous.

Perhaps an appraiser only Stock Investment Club Limited Partnership. Interested parties can invest $50 toward stock (plus annual tax prep fee for the K1 nightmare.) Then the LP might have a louder voice than individual share holding appraisers. 51% majority get the vote on the issues.

Just an off the cuff thought without much consideration beyond what is posted here.

My mom owned 100 shares of K-mart when it was $8 a share a few years ago. When she shopped in one of the stores that had items untended in the isles she sure as **** took pictures and sent them to corporate office!

Does anybody know the price per pound for Aluminum Scrap? I got to get me some FNMA Shares!.................Seriously.

Kenneth, you are not naive nor are you an idiot. How can anyone think that buying one share of stock in a large corporation would give them any say in anything.....that is just laughable.

Well lets hear your suggestion cause Fannie & Freddie are coming after Appraisers. My thought behind buying a share or MORE. was We might want to attend some meetings, see what the plan is. Can't attend unless your a stock holder. & by the way EVERY Share Holder no matter how many shares gets ONE Vote!!

I don't need a plan because I am not worried about any of my appraisals that I have done in the past and I sure as hell do not plan on doing anything stupid or fraudulent on any of my appraisals in the future.

Fannie and Freddie is not on some sort of mission to somehow screw over all appraisers, but they are no doubt looking to weed out the bad actors that they can find in the industry....as well they should.

Even if I thought that Fannie and Freddie were out to screw over all appraiser, I am smart enough to realize my limitations and the limitations of my profession to do anything about it. Simply thinking that a bunch of appraisers to buy a few shares of stocks each in such a corporation with such a large capitalization is going to make a difference in anything they do or give us a "voice" in anything meaningful is just silly and naive thinking in my view.

Fannie Mae has people breathing down their kneck. They need as many escape goats as possible. They know exactly what's going on. They should know, they helped create this mess. The bad actors are their "little-me's".

I remember, very clearly, that the Appraisers petition was said to be silly, careless, naive, waste of time, etc. That petition has a voice and speaks pretty darn loud. I think Real Estate Appraisers buying a Fannie Mae share is a great idea. I think its very naive and extremely silly not to dream and throw up negative and selfish comments in the face of moments that are meant to give the profession a leg up/a voice.

I can't come up with anything else that challenges Mr. Karl's idea for a bigger voice/decent next step. Can you? If not, why throw sticks and stones in the face of it..

Sincerely,

escaped gots should be recaptured and put back into the barn.

The appraiser's petition, which I also signed, made the signatories all feel good, but it did not accomplish one thing as far as I can see...I wish appraisers had a real voice, but sadly we don't....We are far outgunned by the interests that have much more money than we ever will...the banks and the realtors, the AI (who certainly has not shown itself to be the friend of the independent fee appraiser)...that is just the sad fact....whatever changes are going to be made are going to be made not because of the inderpendent fee appraiser, but inspite of the independent fee appraiser. I wish that were not the case, but it is just the way it is.

Sincerely,
The reason you or I can't come up with a workable and practical solution that challenges Mr. Karl's idea and would give independent appraisers a real voice in things that matter is because there is no easy solution to the problem. Although it may be comforting to some to subscribe to some fantasy that appraisers, through each buying a share or two in Fannie Mae would somehow bring Fannie to her knees and change things, I feel no need to subscribe to any such fantasy and I have no problem pointing out the inherent naivety of such a fantasy either. The reason I point this out is that I do not believe in alwing silly ideas and assertions go unchallenged...it is a s simple as that.

Mr. Karl is right on the money: nobody destroyed this profession except Appraisers themselves.

The solution doesn't get any easier when willingness is non-existent.
