Egress window requirements

You can't save the world.. but for yourself... remember that the useful life of a smoke detector is 10 years. Replace those old ones soon.
 
Even if it has an egress window, meets local codes, and is typical for the market to call it a bedroom. Do you just disregard what is listed in the MLS for the comparables?

I am currently under contract to sell my house to someone getting an FHA loan. The appraisal came back, but noted this under MPR items.View attachment 68699
We bought our house from my parents-in-law and they had an FHA loan. This has never been a problem before. Our windows are single hung and the openings on are roughly 20”x23” on each side separated by a piece down the middle. House was built in ‘78.

Basically, is there any way around getting these windows replaced?
Perhaps a simple solution is to inquire to the local Building Dept in regard to compliance. Then you may have useful information to work with and a reference if needed.

apparently all the similar built comps have the same window issue, no FHA done in that neighborhood i guess. a fire doesn't kill you, it's the smoke that does it. once the smoke detectors go off you got plenty of time to get to a door. well, if you are a heavy sleeper you are probable done. i haven't seen a fire in my neighborhood for 40 years. typically it always an electrical fire, especially when they have too many things plugged into an outlet. the windows are not an issue for me.
 
The appraiser needs to use their own judgment regarding egress, keeping in mind the health and safety of the occupants, since the handbook does not specify any criteria for window height. The appraiser will also need to determine the effect of the window size on marketability and value.

The Appraiser must limit required repairs to those repairs necessary to:

• maintain the safety, security and soundness of the Property;

• preserve the continued marketability of the Property; and

• protect the health and safety of the occupants.

ii. As-Is Condition and Cosmetic Repairs
