Who is doing all the appraisals and covering all that turf? Staff profiles reveals 1 appraiser.

Hummm, one trainee on the site is listed as living in New Smyrna but the DBPR shows her as living in Jacksonville. I sure hope she is in Jacksonville - NS is in my county, Jax is 3 counties away.
 
I can't remember my state regs - someone help me...

Are trainee's allowed to own appraisal companies in our great state?

PS - the fees really chapped me, but I've come to the conclusion that stupid is taking over our profession.

No, Florida trainees are prohibited from owning controlling interest in an appraisal business. I'll add the statute later.



475.6221 Employment of and by registered trainee real estate appraisers.--
(1) A registered trainee real estate appraiser must perform appraisal services under the direct supervision of a licensed or certified appraiser who is designated as the primary supervisory appraiser. The primary supervisory appraiser may also designate additional licensed or certified appraisers as secondary supervisory appraisers. A secondary supervisory appraiser must be affiliated with the same firm or business as the primary supervisory appraiser and the primary or secondary supervisory appraiser must have the same business address as the registered trainee real estate appraiser. The primary supervisory appraiser must notify the Division of Real Estate of the name and address of any primary and secondary supervisory appraiser for whom the registered trainee will perform appraisal services, and must also notify the division within 10 days after terminating such relationship. Termination of the relationship with a primary supervisory appraiser automatically terminates the relationship with the secondary supervisory appraiser.
(2) A registered trainee real estate appraiser may only receive compensation through or from the primary supervisory appraiser. (3) A supervisory appraiser may not be employed by a trainee or by a corporation, partnership, firm, or group in which the trainee has a controlling interest.

Yep --- you is riiiight! Hmmmm.......Duval County isn't contiguous to Orange, is it? :shrug: Come to think of it, is Vousia?

Funny, the elder fellow is described as co-owner and co-founder in his profile. Pretty sure he was (and still is) a trainee.
 
Question: Since when is a company's pricing considered "selling out"? Pricing of services by an independent business entity is an individual business consideration. It is not something that is voted on and agreed to by the appraisal business community. If there is collusion to artificially maintain high prices, that is call "price fixing".

I would be very careful attacking someone because of their "pricing" schedule. To criticize someone for unethical conduct or violation of USPAP standards is one thing. To attempt to pressure them or set them apart or create a higher cost to the consumer is walking on very, very thin ice. You really don't want to go there.

If you have time to worry about the competitions pricing and post it here plus email Pam, you obviously have too much time on your hands and need to tend to your own business or lack of it.

All of this carping about the low fees and what other appraisers are charging sounds like a bunch of 3 and 4 year olds complaining that someone else got more juice than they did.

Time to grow up.

Pick two?

OK well there is a lot of truth to that statement. So when one of our own is advertising that you can pick all three, you know something is wrong from the start. Now, since we all know that he has lowered his price, and his turn time, I think it is safe to assume that he has lowered the 3rd option too.

Do you go to the cheapest dentist in town? I wouldn't...I assume he has lowered his quality to meet his fees. That is great if the choice for a consumer is bad dentistry or NO dentistry, but in our industry, that isn't the case. 200 clams isn't breaking our clients.

It's breaking us.

Duval is two counties (Flagler & St. Johns) away from Volusia.

The 1 certs address is shown as Orlando - which I thought was in Orange County (someone correct me if I am wrong). Orange County is contiguous to Volusia only by a technicality.

Errrr - this stuff makes me crazy!

I knew an electrician who's ad said "We'll lower our quality to meet your price". He couldn't figure out why only losers hired him.
 
I wonder if the website will soon have new profiles written?
