Faith-based Appraisal Comments: Loma Linda

Just for the sake of argument: Would you dare to comment on the preponderance--of 30% or more of the population--of the Adventist region in incoroporated Loma Linda. The reglion is integral to the city management as well as the demographics; and it is the basis of he LLU Medical Center, as well being integral to the "Blue Zone," a faith-based lifestyle that is the basis of one of only five similar Zones throughout the world. Of course it would be jus as easy to avoid mention of the specific religion, but in this scenario to do so would not fully/accurately describe the City. (Just curious)
 
In today's environment regarding appraisals, with lists of words not to use in reports, bias, etc. I wouldn't mention it.

Just describe the neighborhood and how close the house of worship and major employment centers are to that of the subject. Keep it simple.

Would it make any difference in your comparable selection and opinion of value?

Avoid the red flags. That's my opinion anyways.
 
Adds nothing to your valuation. Your comps will have the same location attributes. If a lender wants to read up on the demographics they can do it on their own and without your participation.
 
I don't see a problem with it. Anybody who moves there is going to know it anyway or find it out. That would be like moving into an American Indian reservation. You will know if your moving there or you will find out quick.
 
As an appraiser, we din't just do things for ourselves we do them in service of our clients as well. If appraisers are under scrutniy for bias , then lendes are under even more scrutniy for it ( and have been for years ). Even if your comments about faith % of peeps made it through underwriting, someone else could eyeball the appraisre and lose the loan/sanction your lender for it.

There have been posts about fees lately. People need to learn to use their judgment and appraise smart and be aware their clients are under scrutiny as well and better fees will follow. Appraise stupid and stupid fees follow.
Clearly the answer is no. Could you really not figure that out yourself?

Bad advice and wrong for a res appraiser doing GSE work.
A well-informed buyer would be aware of demographics one would think and that gets baked into the area prices if it commands a premium or not. Appraisers ding GSE work are not supposed to talk about people. .

Nothing wrong with saying subject is located near this medical center or place of worship. I don't know the definition of blue zone. If I knew the definition of blue zone, there would be nothing wrong with stating the definition of blue zone.
 
I would want my comps in the blue zone if I could find them in the blue zone

He asked about mentioning the people and their faith. Look at what his question was and how you answered it.
