Appraisal professionals have to remember they appraise real property rights if they are appraising real property.

Why do you post one line posts ? Why not combine them into paragraphs to make it into a more limited number of posts like everybody else does? The one line posts take up half a thread , making it nearly impossible to follow any comnents or respond.

It comes waves sometimes. I would not ignore the blue zone, whatever it is. I would try my best to stay in that blue zone with my analysis since the subject is in the blue zone.
 
I have never appraised real property rights in an American Indian reservation. You better pay attention to the zone if you do.

I could probably walk in the reservation and they would say what tribe did you come from?

I have very many trait appearances of a native American Indian. Those reservations have a zone.

AT MOST this is a reporting issue, not a valuation issue. If the pricing in this neighborhood is 5% higher than the pricing in that neighborhood then the reason for that doesn't matter insofar as the valuation goes. Even if you knew for a 100% certainty what the reason was it doesn't alter the fact that these sales are showing higher than those sales. That's all you need to understand and all you need to report on.

I'm hard to play on real property rights appraisals.
 
We settled that on the 1st page of the thread. All you have succeeded in doing since then is repeatedly echoing the same advice that we already provided.
