Faith-based Appraisal Comments: Loma Linda

While you could probably mention generic "faith" in relation to blue zones, I would definitely avoid it in the current environment.

Technically, a community support system, fresh local food, movement and stress free attitudes are the main commonalities among blue zones....which commenting on would be less controversial.

Just for the sake of argument: Would you dare to comment on the preponderance--of 30% or more of the population--of the Adventist region in incoroporated Loma Linda. The reglion is integral to the city management as well as the demographics; and it is the basis of he LLU Medical Center, as well being integral to the "Blue Zone," a faith-based lifestyle that is the basis of one of only five similar Zones throughout the world. Of course it would be jus as easy to avoid mention of the specific religion, but in this scenario to do so would not fully/accurately describe the City. (Just curious)
Why would you? Your work is about value of the property that is the subject of your appraisal. If you are drawing your sales data from a properly defined market, your comparables are subject to the same influences.

Being very close to a place of worship has many impacts sometimes. For one thing, police or security monitor places of worship more often and residents nearby know it.

That's like going to a mall or Walmart. They have both police and private security monitors. Cameras everywhere.

Memphis is a little different there. The Lord has many places of worship in the ghetto. Little shotgun houses places of worship. The Lord said the gates of hell won't prevail against my Church. He has proven His word true in Memphis. I am sure many major metropolitan areas are the same. I can't name them all, but lets say all major metropolitan cities.

I am all for freedom of religion. Religion has no bearing on my appraisals. I would like my comps to be in the blue zone though. I would like to know those geographical boundaries.

I think of American Indians (which I have a bunch of blood in me) that have reservations. That's fine with me. I don't focus on religion or heritage in my appraisals.

I appraise real property as a professional. I respect all of the public's rights.

How are you reviewing hybrids? The hybrids are only done by a select number of AMC;lefor r

Why do you post one line posts ? Why not combine them into paragraphs to make it into a more limited number of posts like everybody else does? The one line posts take up half a thread , making it nearly impossible to follow any comnents or respond.

Don't worry about it. I appraise real property rights. If blue zone is in there, I am fine with it.
