FANNIE bonds with AMCs, over your dead low paid body.

Here is what i don't get why do lenders/banks choose to work with AMCs? don't they know that by doing so they are getting bad quality reports? Experienced appraisers look for higher paying clients. Lenders that work with AMCs are killed their own deals. When are these lenders going to wake up and realize that just like in anything else you get what you pay for when you order an appraisal.

Let's get real you can't boycott something you have no control of and it's as silly as kidnapping a homeless person and holding them for a $ million dollar ransom.

The fact is you have no plan just venting which is okay but don't expect a support group to show up hold your hand and sing kumbaya.

Both retarded ideas that aren't even possible. If you boycott a lender or AMC the order just goes out to someone willing to accept it. The other appraiser has no dog in your fight and needs to make a living then the client removes you from their order rotation because you don't accept orders and just waste their time.

Finally It's just a few appraisers having tantrums and they obviously don't need the work anyways and are either retired or have a working spouse that pays the bills.

The minute you hear appraisers mumbling the words boycotts strikes-unions-the constitution-ethics-morals-united or class action lawsuits you know your dealing with a zealot who lives in a fairy tale pretend world.

If your self employed independent operation you simply by definition are a lone wolf who doesn't join with other appraisers for any common cause. At most they will sign a petition or go on here or fake book to ramble on about how lifes so unfair but never offer reasonable solutions.
 
If I were in leadership or was responsible for hurting somebody’s livelihood, I’d be far more worried about other things that I lone wolf might do. Boycotting would be the least of my concerns.

Glad that’s not my legacy.
 
The majority are fee appraisers and that was because years ago before technology lenders just needed a few appraisers in local areas to send assignments to. In the bigger cities lenders had employed staff to do the work. As time moved on by the late nineties major lenders didn't want to employ more people so they moved them over to their own AMC which they opened and controlled.

Fast forward only profit centers matter to businesses and appraisals were never a big profit center but a necessary evil. Now we're moving into the replacement mode where computers and lower paid non licensed field inspectors replace most traditional full fee independent practitioners.
 
If appraisers want to organize and LARP as a collective bargaining unit I think they should go forth and take their best shot. It has been the case for many years that they have nothing to lose. Besides, trying to discourage them from the fight is a waste of time and bandwidth. Appraisers make their own decisions based on their own reasoning, otherwise they would be unable to function as an appraiser.

Nobody can tell appraisers what to think or what to do.
