Not the condition of the roof..... but when was it replaced. That's an odd request.

What's with the "client requested conditions"? The alternate opinion of value? Is that for an REO or relocation value?

You can tell they have 0 appraisers working on this, unless they are just using them for advice on how to **** off appraisers.

Estimate when roof was replaced

Appraiser: Unknown. Borrower purchased the subject dwelling with the current roof installed. Per the borrower, there are no leaks or problems with the roof. Per visual inspection, the roof appears to be installed in a workmanlike manner. It is estimated to be in a C3 condition.

AMC: Revision request, appraiser to estimate when the roof was replaced.

Appraiser: as stated in the original report, it is unknown to the appraiser when the roof was installed. The roof appears to be installed in a workmanlike manner, is visually sound with no signs of leaking inside the dwelling and has an estimated remaining life of 15 years.

AMC: Revision request: Appraiser to provide an ESTIMATE of when it was installed. Please note your tier rating is in Jeopardy here.

Appraiser: the estimate of when the roof was installed is 2015.

AMC: Revision request: Appraiser to revise estimate of roof install to 2020.

That's it? I think the hysteria over switching is over the top. About the same as people having to switch to Windows 11 lol

Homeowner: My roof was replaced 3 years ago.

AMC: Appraiser is to provide comps with a roof that brackets a 3 year old roof. Appraiser also to provide market based proof why no adjustment was performed for the subject's newer roof.

Why would anyone enter this POS profession today?
