Inflation has the Fed's hands tied. Consumer price index. Pricing is just not dropping here on single family housing in the County.

Consumer price index takes into account many categories. It rose way more than expected in July.

Building costs are rising also on single family residential.

Another factor tying the Fed's hands.

Illegal immigrants building houses is a factor also.

The most direct way the Federal reserve bank has to control inflation and money supply is the fed funds rate they charge a bank on a daily rate.

The federally insured bank lends to the federal reserve bank or borrows from federal reserve bank on business nightly basis.

Number 1, anyone that spends much time knows that you'll likely look like crap if you're flying commercial, which he must be doing instead of private, especially in small airports in the mountains where nearly all flights are delayed. I've been in the Jackson airport, its more like an old bus station.

Number 2, if using a cane is your idea of a time to retire, what are you doing still working? Besides, it looks to me more like the handle of a carry-on.

Keep up with the times. Tesla was once a hot commodity. Now not. Still EVs are the future. It's like driving a computer. I like it.

He looks old, very old. And very tired. the FED is no country for old men and yes, I am retiring very soon. In fact, haven't done an appraisal in a month.
