Fee For Desktop Reports

Okay.....but you still need to get milk, bread, and some coffee at the grocery store which is 35 bucks.....so ummm no.
Listen....
I was there....
But with old age comes SS benefits, Medicare, some retirement savings, adult kids, etc....
So $125 for sitting at my Desk, especially NOW with no appraisal work on the horizon....
Is something that I would seriously consider depending on the subject and availability of sales....
Because I'm open to accepting the current situation....
And because I'm not knowledgeable about home improvement....
I will no be able to work at Home Depot....
So it will be much easier for me to accept the Desktop assignments that fit my needs/requirements....

Would I like more, of course I would....
I'm a greedy F, and always want more....
But with old age comes the realization that I don't have much power to control my environment....
But making $125 sitting at my desk beats watching streaming channels....
I have to earn some money to pay for them....

Not enticing enough. 1 lawsuit and you’re toast. The risk premium alone is $200.

At my age....
1 lawsuit and I'm out....

But potential lawsuits are always a risk and always just around the corner....
1987-present, no lawsuit yet....
 
If you young/younger guys/gals....
Feel that you can't/won't adapt to a new normal (in case a new normal comes to fruition)....
Then start looking for new income streams today....
Don't sit around worrying like us old guys did for the past 20-25 years when we experienced a slow cycle....
Who knows how much longer The Appraiser Forum will be around to entertain you and occupy your time....
 
Wait til that avm or desktop comes in way lower than market value on the property. Who do you think will get sued and bank will go after? Wait til it comes in way too high? Same Same.

The geographical competency thing with me don't rhyme with me.

Okay, say they hire a licensed inspector for more than $125, geographical competency still comes into play on the appraiser's part. In all likelihood, I would still have to drive the subject and my comps to limit my liability. My overall turn time might be cut 1 hour to 3 hours max. I have some massive houses I am doing right now. It can easily take 2 hours just to measure them. Maybe a little more. I would still have to drive the subject and my comps for my liability.

$125 an inspection? No way. That's what the AMC's want to pay for the analysis, report and your signature.

25 to 50 bucks for the inspection, measuring and photos.

I would do measuring, photographs for $125 per all day long...

They’ve been offering BAC desktops for $125 ever since they bought land safe. Basically garbage reports, I believe you have to go through their website which is a disaster to navigate. Can’t use the BAC desktop form in your library. I tried one years ago, and never again.

And they usually send them on homes that haven’t been listed in the MLS in 20 years. And when you inform them of that, they just send them to someone who will do it anyway.
