$125 an inspection? No way. That's what the AMC's want to pay for the analysis, report and your signature.

25 to 50 bucks for the inspection, measuring and photos.

I would do measuring, photographs for $125 per all day long...

I've never done a hybrid report. My mentor has and I saw the pain he went through.

For those that have, what happens if "the inspector's" measurements are way off from public records / MLS listings?

Do the unlicensed inspectors have to measure per ANSI standards?

It would limit your liability because you would not be putting a value on the property. That's huge when you sign as an appraiser. You would still need some kind of liability insurance for your services. New thread
 
That's the problem. What if someone puts up race pictures all over the house? I don't have a problem with race. I have appraised hundreds and hundreds of minority race people's homes. They have never accused me of racism. Likely never will. Memphis probably has the best black ministers in the world. I have appraised many black Churches. Too many to count. Never had a complaint from the black Churches.
 
I always tell the people I am looking at real property. I could care less about anything else. Actually I say don't worry about cleaning up for me. I don't care. VA don't care. I will get you a good opinion of market value. Thank God I don't have an appraisal on one Donald's properties. LOL

Thank God I didn't loan the money on it.

I tried a hybrid around 2014/2015....
Maybe 4 of them....
Software was terrible....
 
Appraisers that do lots of desktops will probably get put in the desktop friendly category and not get any regular orders over time for efficiency. You’ll have appraisers and desktop technicians.

They're unlicensed so they have zero responsibility. Could be some high school kid who doesn't give a damn if his measurements are accurate.

Okay... so what do you do when there's a discrepancy in GLA between public records / MLS and the high school kid's measurements?

Do you go with the kid's measured GLA or do you throw a comment in the report saying that the discrepancy is negligible and go with public records GLA?

Do these inspectors use ANSI or round to the nearest half foot?

Just curious because I've never done a hybrid.
