FHA - Crawlspace Compliant?

This. Just comment on what you see (or what you don't see) and let them decide if the crawlspace needs to be cleaned up.
So I condition the FHA purchase assignment "Subject To" a problem with a mechanical system, while adding a C2C to return a portion of the 2-car garage that has been drywall-partitioned into a 6 x 6 cubicle hypothetically to its original and legal configuration; and the 1004D assignment includes the underwriter's condition that the partition be removed. Are issues/factors that the underwriter adds to the appraiser's "Subject To" list included in the issues that the appraiser is responsible to inspect? Never had this happen before, and consequently have no frame of referece other than the AF.

If it's not an MPR or MPS item then the issue is between you and your client. if I'm going to be at the property anyway and my client is curious about something that I am qualified to comment on I will. That being said you have to watch out for lazy underwriters that don't want to order actual inspections from qualified individuals ( i.e. electricians, plumbers, roofers) and prefer to offload their responsibilities onto the appraiser.

I would never give a cost to cure for a partition in a garage and I don't see a lender complicating things by adding their own conditions unless it specifically affects MPR. I do have one client that wants photos of CO/smoke detectors for every order including FHA. I don't know what the deal is there. Maybe it's a California thing, but I just include the photos and comment that they are installed but I do not inspect them. If they are not there I let the lender know before I start to write up the report. They can either tell me to proceed without the photos or have the homeowner install them. I'd rather just go back out to take the photos after they are installed than to condition an FHA appraisal for a non-MPR issue.
