FHA Electrical Outlet Cover Missing, Lender Sent a Photo of the Cover

FHA appraisal inspection with only a missing outlet cover (located in the middle of the kitchen.) Lender sent a photo from the mortgage broker of the outlet cover for inclusion in report, and to presumably change the report to "The subject meets..." I am unaware of any flexibilities that would permit this...Is this permittable or is a final inspection required? Thanks!

If the lender wants to sign off based on a photo from broker. That is on them. Even though the required repair appears trivial (but it is a safety hazard). I would not do it without a personal inspection.
 
Read the certifications of what you are signing. The lender can do what they want, up to them if they want to accept it.
 
You do a 1004-D Take a photo attach it to report and charge them $100 Bucks to take another photo and change to property now meets MPS .Thats how you do it by the book but I try not to be heavy handed on $1 to $2 items and I would not feel good charging someone $100 bucks especially when I have a photo from the broker or owner.
 
Does the "picture" indicate it is a ground fault circuit, as is current code. Do you see a little green led?
 
Safety hazard is a safety hazard. Any good realtor would have known that is an FHA condition and should have had it addressed before the inspection. Make the report subject to and charge $150 for a new inspection and a 1004d. Do not change the origjnal report which was already sent to HUD.
 
Did you call it out in original report or did U/W notice in your pictures and they called it out? If you called it out, I would require my own follow-up. I know it can be ticky-tack to call out an outlet cover, but if we are going to do FHA inspections, we should be playing by their rules. But I am not too dogmatic about cover plates. I sometimes carry blank ones, and if a realtor/owner want to put it on real quick (I wouldn't for obvious reasons), I will re-visit before I leave.

If you didn't call it out, I would be fine noting in the revision request that lender called it out, but it has been rectified. Make sure it is clear YOU did not do a follow-up inspection in that scenario.

Good question. I assumed it was called out in the appraisal.

I went back to do a 1004d once and all the items were complete except for the switch plate cover. The new one was on the counter so I just installed it and took a pic. Made sure to tell the lender’s appraisal department too for bonus points.
