Is there any special requirements within the report for an FHA/HUD appraisal? For example, I was told that I need to estimate the monthly taxes, monthly home owners insurance, and say how the attic/roof is vented. Do these requests seem correct? I can not find them anywhere. I hope you all had a great 4th and look forward to responses.....

Those are all old requiements. You need to read the HUD/FHA material.

Why bother? I just reviewed a FHA appraisal from 8/2008. 4 comps unadjusted $775K to $740K. Adjusted they were $802K to $724K. Opinion of value $620K. Two comps had positive time adjustments in one of the worst sections of Brooklyn. Scary what is going on out there.

The FHA reviews I've been doing are more of a problem of being credible. So many errors throughout the reports that the results are not credible. Also, too many cases of not following the FHA protocol. The thing I see the most is, the appraisers are using MLS photos of the comps.

Have tried to access several of the links but it keeps sending me back to the Forum with a message the page is not found. REally wuld like to see the pages but are they removed because they are ads or something?

I can't access any of the links posted. I don't know if it is my fault or what. Anyone else have the problem?
