FHA Handbook In Pdf Format

Thanks for the link to the hand book, are there any pre-tests to look at in preparing for the FHA exam.
 
Sample Questions

I'm going to try to attach the 200 sample questions that I found on the FHA website. If i goof up the attachment, it's not hard to find there.

So after reading this attachment do you think it is still necessary to take an FHA class or is this the info they are going to cover?
 
In MY opinion, most FHA classes are well worth the cost of admission...

1. The rooles always change, and it is best to be on the same page with your area peers.

2. You then have a written record of taking a class which you can then blame on any comments and concerns you did or didn't raise in writing your report. You also have a bonafide reason to nail a peer appraiser on review of an FHA report because they were sitting next to you in class and heard the same lecture you did... and you have notes/recorded/ or just paid attention.

3. There are a wealth of comments which are useful when supplied by a good instructor.

4. If you are really really lucky you can arrange to be at a class where there is one or more HUD personell present... I STRONGLY reccoemnd attending inay informational seminars attended by HUD personell provided to lenders and lender representatives, it is entertaining as all get out to hear exactly the opposite from what is presented in the Appraisers classes.:leeann:

The class helped me a lot. I tried taking the test first as I had studied the handbook and the questions and had some experience with my supervisor. I flunked it. I then took classes and passed it.

I'd also caution you to be very sure the class you choose is current.

A recent poster took a class and discovered it was outdated and it did him more harm than good. I'm sure you are aware of the recent changes to FHA guidelines, just be sure your class reflects them!
 
Questions from the link were from 2004. A lot has changed since then( although I did not read the 200 questions) Mortgagee letters 2005-34 and 2005-48 changed a lot of the protocol. Take a class if available.
 
Inspect/Appraise

There is a difference if you are requesting that the repairs be inspected by a FHA Inspector or an appraiser doing an appraisal. An appraiser canot sign off as an inspector, we have our own FHA Inspector numbers and qualifications.


Glad to see someone speaking we [my office and I] have been going back and forth about who can inspect property for FHA.

In other words can a registered appraiser inspect a property and the FHA registered appraiser be the supervisory. I know rules have changed in recent years.

PS If you all say its not allowed I win. :dance:
 
I will apologize ahead of time if this is an over asked question...:new_newbie: I scrolled but didn't see any previous threads....I am curious if anyone has an FHA checklist of sorts. I have and have read the handbook, but I am looking for something more condensed and/or specific.

I just wanted to post that I love that HUD Handbook so much. I am wrapping up an FHA Assignment that is in a flood zone and I wanted to double check what HUD deems important regarding such a situation.
