Nah, I was a glue stick man. I figure I'm saving about 500 bucks a month by not buying film, processing it, paper for the printer, ink carts for the printer, postage, Fed Ex, plus my time.

But I do miss the pub right next door to the 1 hour film guy, and I'm sure the bartender misses me.

Film days:
I used to buy, what was it..."Lucky" film (anyone remember the company in the Northwest USA that sold that cheap Chinese film)? One 12 exposure roll for each appraisal. Three exterior, three interior, 6 exposures left over for comp photos. Dropped a roll(s) off every day at WalMart, and picked up yesterday's film. Had them print three prints per frame. As I recall I was spending $150+ per month on photos.

Digital days:
Sometimes I leave an assignment 40 or more pictures. Why not? They're cheap...LOL.

Ditto......but oh, the pain when you picked them up and they didn't turn out - too dark, too rainy, whatever.......and the property was an hour or more away. God bless the man (or woman) who invented digital!:)
 
I wonder how many of you that now take a zillion photos of the subject did so prior to digital cameras. :)

I cannot answer that as digital cameras were already well accepted by the time I became an appraiser. I can imagine, though, that my answer would probably be no.

Here's how I did/do it....

Before I became FHA certified in 2005, I took to FHA/HUD classes. I will be taking a new/updated class for this renewal cycle.

I have printed all the published guidelines from HUD (man that notebook is thick), and I get the regular updates from HUD.

I try to follow the HUD threads and ask all kinds of questions when I am not sure of the answer.

Am I perfect at it? Not quite. Am I trying to get better at it? All the time.

Considering that my business partner and I are the only FHA appraisers within 50 miles of our location, it pays to get really good at it as FHA business has picked up since the sub-prime market has tanked.

Keeping up with appraisal regulations is a lot of work, they constantly change. When one decides to do FHA work, one is committing to keeping up with yet another set of regulations. Don't think for a minute one can use ignorance as a defense.

If one is tempted to do that, contact Frank down in St. Pete. He has a great response to set you straight on that one. Those in attendance at the last FREAB meeting held in Orlando got to hear it first hand.:new_smile-l:

Yep, you are right... they are constantly changing... Get a bad review from FHA and you can be on probation for a long time. Get a second bad review from FHA and you can be off the list. They don't play games.

I didn't know they were still doing reviews, haven't received one in over 10 years.

I'd love to do a few interior field reviews of FHA appraisals.:)
 
Speaking of photo requirements. The last order form I received from a small AMC that specializes in reverse mortgage appraisal work had a handwritten note at the bottom with an asterick.

*NEW RULE: IT IS NOW A REQUIREMENT THAT THE APPRAISERS GET A PORTION/SECTION OF THE SUBJECT LOT OR DRIVEWAY IN THE PICTURE OF THE STREET SCENE."

Did I miss a revision to 4150.2 or Appendix D or some other mortgagee letter?
