First Residential Appraisal In 10 Years

Can I hire you to appraise my home?

Funny you should mention. I had an appraiser try to hire me to appraise a home he owned around here a couple of months ago. It was actually the first request I got when I opened up my Alamode website. I always research these requests before i accept them. Turns out he was an appraiser who sat behind me in a AI class not long ago. I let him know ... and never heard back from him. Yea, kind of like Trump, I actually like being surrounded by enemies for some reason. Grew up as a kid always getting into fights. .... So, anyway, even if you were here in California, it depends. I have done appraisals for two appraiser's homes as i remember - one fairly difficult. It does seem a bit risky. But I have a home and also need an appraiser from time to time. So, I kind of think it is safe to do, as long as you are reasonably competent. If the other appraiser turned you in to the AI or State, they would most likely disregard the complaint. IMO. But it's an interesting issue - except most appraisers are too poor to own a house in this neck of the woods, - unless they bought it long ago, inherited it or have a spouse with a good job. I would guess, there is an unwritten rule between appraisers on this type of thing .....
 
Bert, residential appraisals doesn't sound like a financially beneficial thing for you. You are producing a product that isn't desired in the marketplace other than rare occasions.

Absolutely. I'm retired with a good social security check every month from working so many years as a software engineer. This is just some extra income on top of. And my wife still works. And we rent out for some extra income on top of that. - So, I get to take as much time as my client gives me to do a good appraisal to my satisfaction, turn down the cheap orders in the local "rat race", and yea, sit back and appraise more or less at my convenience.

I love my job. Oh yea, and I still get to develop software, work at home with a view out of the ocean, clean ocean air, cool Pacifica weather. Heaven.

What unwritten rule do you think it is? Hopefully most reasonable appraisers wouldn't turn in one of their own unless it was fraud or just awful. I have appraised several appraisers houses. Its not ideal...awkward at best. Only marginally better than doing a realtors house, but better for sure. Most do as I do when the shoes on the other foot, I just let them be and don't intrude in any way or go near them unless they ask a question.

One of my worst experiences ever was appraising an appraisers house. He was trying to buy, as a short sale, the house he was the tenant in. When I got there he acknowledged the awkwardness and said he would stay out of my hair. He then proceeded to follow me every step of the way pointing out the most mindless things ever in an attempt for me to come in "low" as he was trying to get a deal. Minor peeling paint, broken light switch, caulk discolored on flooring, loose soap dispensary, etc. Badgered me non stop and threw a fit when I took pictures of his small horse corral as he stated the tin roofs on the corral were personal property and couldn't be factored in the appraisal because he was going to take them with him if the deal failed(not sure how he thought that would make any difference but he couldn't stop)..At the end I'd had enough and told him I could care less what he wanted it to appraise at, could care less the "short sale" price and could care less what the lender hoped it would come in at. It would be whatever it would be.

After being pissed off and upon reflecting for a day I cancelled the assignment and didn't even charge a trip fee. The only time I've ever done that but it was the right choice for me. Not worth the potential liability or issues that could come up as this guy was a total nutball...

Glad you have a good perspective and love your life. Ocean view, must be nice. Trade you for some desert views?
 
Lemme guess. 60 pages of statistical “analysis”? If you can’t dazzle them with brilliance, dazzle them with BS. Did you include a thorough analysis of the ramifications of hypothetical potential owners smoking habits in the house on value? 2nd or 3rd hand smoke from nearby neighbors that may potentially effect value? Any personal biases that shine like the Sun in your posts that might affect your value opinion?
