FMLS sells out to CUBICASA

Yeah - this is some pretty dangerous stuff to have just floating around out there. I'm sure North Korea and Russia are, even now, plotting how to get access to these and invade every US citizen through their windows and closets.

I doubt foreign enemy states care or would see it -
but local burglars - if I were one, I'd be looking at these - egress , where the rooms are - perfect.

And what, exactly, would increase your odds of a successful burglary having that data, as opposed to not having it? Are you saying that folks aren't capable of identifying a bedroom from outside said window?

I am not a burgler but I think they would use it if they could - why not? The more intel they have the better. The less time they need to spend casing a house to find windows and the less time they have on site to get caught.

So your argument for why these shouldn't be floating around is because a burglar might use it to spend less time casing a house to find windows?... just making sure I'm understanding your argument.
 
Recognizing technology exists which will have the effect of taking money out of appraisers' pockets is not the same thing as liking more empty pockets. There are many headwinds facing appraisers right now, especially for those who rely upon residential mortgages to fill their pipeline.

Will LiDar and CubiCasa type apps replace even more interior inspections? Yes. Will that mean fewer full fee 1004's ordered? Yes. Is that good for appraisers' bank accounts? Of course not. But no one, not even us mighty appraisers, can slow the onset of new tech. That's a given.

If we measured 100 houses, and compared OUR measurements with what these apps produced, and they were all within a small percentage (lets just pick 3% GLA for now, even distributed above and below our values), I think that would prove the tech, used properly, is viable for the purpose. I think it is inevitable that even full appraisals will be able to rely upon this tech. Does it add measuring value to the 24' x 48 ranch home? No. How about the 4326' multi level Q3 home with a bunch of dormers and less than 8' ceilings? I actually the potential to show ceiling height in automatically for every room as well.

I am firmly in the these-aren't-good-for-appraisers'-wallet camp. But we have to recognize what is inevitable, and make career choices accordingly. I switched to corporate work almost 2 years ago now, not only because of the slowdown from rates, but seeing all these headwinds. I just didn't think it was a long-term career any longer. I still do about 1-2 per month just for mad money, but I think once the transition to the new forms is complete, I will be a 100% former residential appraiser. At least for mortgage work.

It is not related to with appraisers being replaced on inspections because of this software.

Clearly, the RE agents are not going to see THEIR fees and commissions affected because they opt to put a case Cuba sketch on a listing.

The appraisers fees are affected because of policies to replace the appraiser with a PDC collector, who is the vast majority of the time hired by an AMC and allowing non-appraiser to do the "inspection' ( data collection) allows a flood of non-licensed people in so the AMC's to pay them as little as possible, ensuring more profit to the AMC. This is a policy for others to profit ins tead of the appraiser, it is not a tech-driven decision. Cubi Casa does make a pretty floor plan, though.

The measuring part, just like taking the photos is a rote task, so yes, someone other than an appraiser can do it. However, an appraiser is getting first-hand holistic feedback from many things, including the comps and the area and and the site and noise level and personnel obeation, they are not just walking around like a robot doing rote tasks.

BTW, a floorplan posting in a listing is not going to give a burglar any extra insight. "Well, based on the interior pictures, no way was I going to ransack that house. But, look, there is a window in the rear that I couldn't see from the street. OK, put this one on the list now..."

I've never used Cubi Casa or Lidar.... if they were to measure to ANSI standards, I'd use the tools in a heartbeat. I just hear they're not that accurate.....yet.
