An appraiser can use the Cubi Casa app and come out with the same more/less consistent results. So why are nonappraisers being sent ot with the app?
The fact remains that the GSE's are allowing non appaisres to inspect. Saying that is better than appraisers because of an odd case here and there of SF being off does not bear out.
Cubi Casa can be off, too, as admitted. One of the advantages of an appraiser inspecting is that if something turns out to be off, they were at the property and thus can understand what went wrong to correct it.
I did field reviews on hundreds of problem appraisals in the past, and I can not remember a single one where the problem was the measured sf. And a small indrmeent difference is not going to materially affect value anyway.
