FMLS sells out to CUBICASA

I don't want to just be an "analyst". I like measuring homes and I also like measuring them for money.
I understand the sentiment, although there's a lot more important information a site visit can gain you than just the primary data of measuring the home. It's one of the more time consuming aspects that I could do without. I'd rather take that time and use it for taking notes and details of the house in general.

The tests I've done with CubiCasa are actually quite close to my own measurements. Within 5% to be sure.
I did an appraisal on a place and saw the listing afterwards included cubicasa measurement and floorplan and was within a few sq ft. I'm sure there are some situations where it may have larger discrepancies, but as Sputnam mentioned...

Why would it be a bad thing if more Realtors used CubiCasa? One of the common complaints about the ANSI mandate for appraiser has been that the comps aren't mesured the same way. How does a Realtor using CubiCasa to determine SF before listing a property take money out of an appraiser's pocket.
That's a huge benefit from when I've seen assessor figures used vs a cubi measurement. Assessor figures around here can be pretty far off from actual GLA, and if cubicasa was providing more accurate comp info, I'm all for it.
 
I doubt foreign enemy states care or would see it -
but local burglars - if I were one, I'd be looking at these - egress , where the rooms are - perfect.

Several years back, a house on my street where I used to live got broken into, I spoke to the officers about what happened, in speaking to them, they both said the same thing, that most burglars do a QUICK in and out, taking laptops, tablets, wallets, a LOT of small items, they don't linger, go into every room and take as much as they can like they did years ago.

I am not sure, but I HIGHLY doubt that burglars in this day and age, go online looking for floorplans of specific homes they plan on burglarizing, I may be wrong, maybe for some higher end properties they might, but someone may purchase a property, the old floor plan is available online, but they may have gone into the property and changed to a different floor plan.

2. Unfortunately, many POS appraisers in my area are just using the listing agents cubi casa measurements anyways.

Every house that I appraise the agents sends me an emails saying I left you a packet with comps and measurements. I say thanks, but I get paid to measure the home. They say that's a first..

3. I like the floor plan...very helpful

4. The cubi casa has been accurate in 95% of the homes. But I appraise in tract built country.

I would explain to them that if I just use their measurements and there's a mistake, I don't want to be held responsible, I mean, mistakes can happenen, can't they?:unsure:
 
Follow up question: Should you be forced to pay more for imported goods because the dockworkers don't want technology taking their jobs away?
I do not mind. Crooked CEOs, venture capitalists, black rock and the share holders are going to benifit the most. F them.

Just like tariffs for China. I would be more than happy to pay more if it means Americans keep there jobs.

Cheap labor and cheap goods...we will never learn. You would think covid would have taught us a lesson...all eggs in one basket...I mean country.

But that's just me.
 
This is an absolute disaster. One would think after the NAR folded like a lawn chair they would have learned their lesson.
I like you but.....I think 30 pics of the home all over the internet is a tad more intrusive than a floor plan.
 
The issue with cubi casa is that it was a way in for hybrids to happen.

It would have been much harder for hybrids to take place and now PDRs if cubi casa did not exist.

They are a major player for putting us out of business or reducing our volume by 75%.

It'd make more sense to be upset with the largest users of appraisals deciding that they are okay with less credible results, rather than tech that allows for measuring a home semi-accurately.

I like tech....when it helps us do our jobs, but does not take away our jobs.

Talk on the street is that appraisers in the future, all of us will use it or something similar.

I do not mind using it and I will use it. In my opinion, it is accurate. On questionable homes, we should be able to adjust it as needed.

My main issue is that cubi casa will replace us (most of us). That's my issue.


The perfect senirio would be appraisers completing 1004s and using cubi casa.

5 stages of grief. Most appraisers are in denial or anger. Im on 5, acceptance.

Ps, if it is inaccurate you can make a ton of money! For every active listing, you go out and measure it on your own. Compare the measurements, and then contact the listing agent on how inaccurate it is.

One thing about an app is the results will be more/less consistent. They'll be right about the same things and wrong about the same things. That sometimes is not the case with appraisers. Someone just posted a paired example where the GLAs were similar but the building foot print was very different.
