Going Back Into The Field

I've bought all the gear; field tested all.

Office you need to open your wallet and get a FRESH system. You've been gone so long, you missed several platform changes. If you have to blow dust off, throw it away. Dual/triple monitors, touchscreen/stylus, nice and fast..... Welcome to 2016.

Field work, you sound solid. Disto is the absolute best all around. Combined with pencil and paper (yes....p&p), good cell camera and laser, you are ready to inspect.

---I went through a phase printing labels for my files. Why, why, why...took twice as long. I print neat and will continue to write them. Some tech is good, others...not really....

I have always tried to be on the tech curve. I was early on with mobile modem, ram mount for computer and printer scanner on car floor DIY platform.

Created my utility belt and used for years. Can not live without and extra monitor.

The only thing left now is the tablet option.

I bet I can complete a full inspection with notes and sketch without looking at the paper. Well, ok, maybe 90%....10% looking down to draw walls or something.... Using a tablet or whatever at the inspection, your eyes are down on the drop boxes, drag and drop icons, one finger typing and you miss out on the real world. P&P is fast, efficient, and fine tuned to your performance.

I have a premium 2in1 and fully enjoy it. Stylus up a sketch, insert in report, boom done. While it easily performs in the field, I prefer doing the form work at a desk. Sure if I wanted to type up a report in the car or coffee shack, I could, check the MLS, that too. I look at MLS search results on my phone for comp addresses, etc.

Try a tablet in the field. If you don't like it you can wrap it up, give it to your wife as an 'anytime gift' and still write it off. :) lol
 
For tablet OS, Windows, Apple or Android? Which is superior for Total user interface?

Ramp production (if/when necessary) via an office assistant.

How about Lone Star Appraisals. (works on a few different levels. Lone-Just you/ Star- you're the best/ Lone Star- home state of coverage)

The Roodles I ended up selling them all in Colorado. I did not have a place to continue making them. I almost got a licensing deal, but at the end I just moved on.

"Lone Star" I will add that to the list.
 
Not field related but the 2 biggest things you will need is a program to do your 1004mc and a template for total to impport comps. You will also want your 1004mc software to do extensive market conditions, e.g., 1 yr trend, 6 month trend, REO factor, list/sales ratio etc.

I had someone build me my 1004mc/market conditions. I use Aurura still and did my comp import myself but it took like a full day. I think Total much easier to map a template. If not, the Total "store" has apps that do it for you or look to datamaster.

Make yourself, Total store or Dataster. Only options I know of.

Also, use the "worksheet" and make a template so you can just copy and past your 1004mc info in and the age/predom info on page 1. Huge time saver. Aurura calls it worksheet, sure total has same.

Edit: with software 1004mc takes 30 seconds and with a worksheet template in total takes 1 second to fill out. With comp import, I can put 20 comps in within a few seconds.

My goal the last 2 yrs has been to go mobile...hasn't worked out. I still have my 100' tape, manila folder and digital camera... creature of habit

I was thinking about appraisers like you last Wednesday when measuring a house.
PLEASE.....do yourself a favor and throw your tape measure into the trash can.
Using a laser measuring device is like exchanging a bicycle for a car.

I have only known a laser measure. I don't even understand how you would measure a 2nd story with a tape? Do you just stand on beds and crawl around the floor? Serious question. If it was a game show for me to measure a house with a tape, #1 it would go viral as the funniest thing ever seen.
