Going Rate for a Manuf. Home Appraisal?

What are some examples of fees you guys are charging? Been about a year since I have been forced to do one of these. Used to do them all the time, but have eased off.


So, how much? Standard due diligence, comps available readily, no big whoop.
 
I usually charge $50 to $100 more than a site built house. Not because it's more difficult, just less competition for the work since a lot of appraisers here won't do them.
 
I was getting 475 Bever Plets, but after today they are going to 525 or 550 bever plets or two gray fox pelt an a muskrat pelt.

We just run our cost for the last six months of appraisal business. All fees are going up 50 to 75 pelts on the 15th of June. Everything we use in the business has increased in cost in the last six months.
 
I have been slowly increasing my fees as well...seems I am one of the few IFA's left that isn't on everybody's Do Not Use list.

nice place to be...I hope i can stay there. just finished the 1004C with 6 comps, 1 listing and a well supported site vlaue with 5 sales nearby for specifically MH allowed lots.

First 3 comps within 2 miles of subject...what a Godsend.

I am thinking 425-450 since it costs me an extra 10 bucks for the Swift Estimator these days...

$450 to $550 is typical round these parts.
 
......whatever the AMC is paying.......
 
I do MFCH for $450. Used to do a lot of them but Trans Union did not like paying the fees so I have not done one in 10 months. I think I will stop doing them do to the risk.
 
I don't charge extra unless the fact that there is a manufactured home on the property complicates the assignment (MH on 100 or more acres, MH in an urban area of site built houses, two (or more) MH's on one lot, etc.).

It's all in the comps.
