Going Rate for a Manuf. Home Appraisal?

Up here in the PNW we're charging 450-500+/-. Once in a while I'll get a client who wants me to do them for less ($400). I won't walk away from $400 to save $50.
 
I usually don't charge extra for a MH. It depends upon the location and availability of comps. They are usually easy to measure so that is a time saver. It is just getting under the thing for a foundation photo. The last one I did had a hornet's nest in the access hole. I just stuck my camera in the opening and fired away.
 
I typically get $50 more...mainly because of the travel distances.
 
I don't charge more. I probably should since there are never any good comps.
 
In Virginia and North Carolina most of the reports I see start at $450. Now these are all FHA assignments and I have seen some a little higher but $450 seems to be the norm. These are all full fee assignments by the way. No AMC's involved, either broker ordered or retail loan officer ordered.
