GPAR unrestricted single family

I've got a client asking for the unrestricted single family GPAR form. My software provider (SFREP) does not have access to this form. I've asked the client if they will accept any other form, but they cannot. Can any one point me in the right direction for a blank PDF of this form? Google has been no help.
 
Don't use SFREP, but according to their website, this one is available:

Maybe one of those would work for them? Sounds like they just don't want a GSE form used...

Sounds like you're SOL then... GPAR stands for 'General Purpose Appraisal Form'. There is no 'one' GPAR - each software provider creates their own.
 
I'm well aware of what it stands for. There is a specific GPAR form. I've found the restricted single family version. They are asking for the unrestricted version.

What software do you use????

You could try and see if another software offers a free 10-20 trial use and use it.
 
I'm well aware of what it stands for. There is a specific GPAR form. I've found the restricted single family version. They are asking for the unrestricted version.

I have been using GPAR for years and have never heard of restricted and unrestricted form, I would ask them for some clairification and maybe ask them for a sample/example of one.

Thank you. I've asked for that and they don't have anything to send me. I've been using SFREP - Appraise-It my whole career. In my searching, I found a GPAR single family form. I hand entered the info on my PDF editor from my non-lender from. They kicked it back because it was on the restricted form. It's the only one I could find. SFREP has been no help.

I just realized I've never updated my account here. I've been certified residential for almost 20 years now.

Sounds like it's time for a software provider switch to me.

Many to choose from with free trials. Give another provider a whirl and get this report done instead of di*king around. That is, if it's a good client.

Ala mode, ACI, Click Forms... whatever....download and go.

In my opinion, I think they are talking about the actual report and not the form, it sounds to me like they want you to call the appraisal report an "appraisal report" and not a restricted appraisal report, "A restricted appraisal report is intended for specific purposes and internal use, while an appraisal report can be used in a variety of situations" Pretty much every report completed on a GPAR form is a restricted report, it sounds like they want it both ways.


A Restricted Appraisal Report contains an extremely limited amount of detail and may not be fully understood without the workfile or additional data from the appraiser.

USPAP 2020-2021 Update: Restricted Appraisal Reports can now be used by multiple parties besides the client, as long as they are specifically named as an “intended user” in the appraisal. Prior to 2020, Restricted Appraisal Reports could only be relied upon by one party- the client.
