A cold glass of water would have been more professional. Gee your Honor I have no idea how he could remember doing an Appraisal he was drinking Beer @ 10 AM. IF I had employees & found they had drank Beer during working hours ESPECIALLY at a subjects/clients, home they'd be unemployed. Be just like going to a HO's house, with a cigarette hangin out your mouth, again unemployed.

Kindly decline the tip, explain to the borrower the situation it puts you in having to disclose and the genral perception of bias. DO the assignment without any further mention of it. If the borrower is so inclined after the appraisal assignment is complete to send you a tip/gift fine, if not fine, either way you did an appraisal without bias. I've only had one instance where the homeowner offered me extra money up front. I kindly declined, explaining why, did the appraisal, ticked off the borrower because of major zoning issues, he found it necessary to come to me house to explain so and left even more ticked off then when he came over, and I felt a whole lot better at the end of the day. How often can you say that?
 
I prefer the offer I once got, God...she was good lookin! Unfortunately I was too happily married, Sigh. Could just see listing that in the appraisal report and transmittal letter. LOL.
