Half Bath done without permit

I don't misrepresent. I fill out the form as is limited in 1004. If I feel it may mislead the reader, I put comments indicating permitted or not permitted.
Whatever changes client request me to do, I'll do (if client insists on their changes) but in report I state what client wants me to in the form. I usually get my way.
Regardless, in report, I will make sure I protect myself.
By the way, I'm getting $1,500+ now. I'm amazed too.
 
Please read USPAP. You are required to support your conclusions and opinions.. at least in your work file. That includes things that some appraisers don't think of as an opinion or conclusion. Things like...HABU, exposure time, each adjustment that you make. Support is extracted from the market. "The appraiser's knowledge and experience." is not acceptable as support for any opinion or conclusion. It's the equivalent of saying 'I'm the appraiser and I said so.'
 
I can't believe it. I got another unpermitted bathroom in the garage. MLS indicated 2 bathrooms which I thought was correct when I gathered the comps. Ugh.
I will do as I feel is right as before. I'll call it a 1 bathroom in the room count.
2nd unpermitted bathroom will be noted.
