Has Anyone Completed A 3.6 Yet

I often wonder how ppl can make it financially, with high cost of housing, other costs rising, and Heaven help you if you aren't young, perky and resilient.
Hadn't really put that much thought into this phenomenon, but it seems to me that the older folks might be better suited for the slow periods than the younger folks - attributable to the ability to lean on reserves. Of course, I may be completely mistaken WRT the assumption about reserves. But it seems to me a lot of the 'older' folks (and I include myself in that group) are able to adjust their income levels because of the availability of reserves. Of course, that's not optimal, but it is, nonetheless.
 
Who's got the time to help the GSEs by doing free testing for them? I'm working from 6AM to 7PM every day making money.
I can't believe any working appraisers are really flying around and spending thousands to go to new "UAD boot camps" :rof:

I suspect most of the attendees are on an expense account.

what is hurting many many citizens is inflation just passed rate of pay increases nationwide and there are no reserves. They are living paycheck to paycheck. Trump would lose today against anybody running for POTUS.
 
The GSE guys certainly are, makes it easier to criticize boots on the ground.


I love it when they say - we encourage everyone to take UAD classes (and pay for?) so you'll be ready. They live in a totally different reality. Completely out of touch with the state of the profession.

The typical appraiser is trying to figure out how to pay their mortgage come June 1 and trying to figure out how to explain to their family how there may or may not be a vacation this summer. Sorry kids.

How about the GSE go back to the drawing board and create a system that doesn't require workshops, classes, and boot camps to write a report.

I don't remember doing any of those when I was told by my mentor to go buy clickforms.

The mistake you are making is assuming that the GSE's give a rats *** as to what the appraiser wants.

As much as I believe appraisers went overboard when they had the leg up during the 2020-2021 period, I nonetheless really enjoy when appraisers aren't force-fed the scraps. And it's coming - whether that attrition number is 20% or 30%, there's going to be a LOT of upward pressure on fees when 3.6 becomes mandatory. Just not sure how long it will last.

The way I read this, looks like the receiver of this "opportunity" is not on the short list to receive appraisal orders, but somewhere further down, and this order has already been turned down by every other appraiser who was on the 'preferred' list, and so they are fishing in deeper waters to see if they can get someone to bite on it. Apparently even the desperate appraisers won't take it at this price (thank heavens). So this is a learning opportunity for both Clear Capital and us, that there is a bit of backbone out there amongst appraisers. Clear Capital is testing the waters.
