Has Anyone Completed A 3.6 Yet

FWIW I signed up with Aivre to begin my 3.6 workflow. What convinced me was a moment of candor from Jake during a podcast. When questioned about mobile apps and LiDAR, he stated he isn't developing LiDAR because LiDAR just isn't there yet. This may not matter to some, but he's the first developer I've heard being honest about the very real limitations of what the other software providers keep claiming is street ready.

Plan B and 2.6 workflow: Since I've used TOTAL for 10+ years I'm driving up to Dallas for the boot camp later this month.
ALAMDe has sign up two hour over two days free online training - why do you need to attend an in person boot camp?

I completed my first UAD 3.0 yesterday. It went through fine. Took me about an hour.

I couldn't do the full 3.6, so I settled on 3.0. 3.0 is Lil better than 2.6, but not as good as 3.6. Seemed good enough.

Would a investment in a higher quality measuring device make the difference?


I would like to see some data on ipads and professional equipment....maybe we need to take it up a notch...

Maybe the GSEs need to require a more stricter requirement?



For strict real estate appraisal standards (like Fannie Mae’s ANSI Z765 guidelines), dedicated hardware is vastly more accurate than standard consumer smartphone apps. While phone apps are incredibly convenient, they suffer from mathematical drift that can distort your overall Gross Living Area (GLA) square footage calculation

When you scan a whole house with an iPhone or iPad, the app relies on internal motion sensors to "stitch" the rooms together as you walk. This process introduces "drift error". A wall that measures perfectly at 10 feet might scale incorrectly on the other side of the house, resulting in global layout errors where walls can deviate by 2 to 4 inches.

On the money.

And couple the weak LiDAR sensor on iPhones/iPads with the process of walking around with it in your hand bouncing up and down, going in and out, different reflective services, etc. and not wanting to spend an hour or two measuring, in the end translates into never going to be accurate.

Yeah that's a funny sketch. Based on the bathroom and den dimensions which are consistent, the kitchen can't be 34x25. Kitchen would be maybe 16x20. Same with the living room dimensions. Living room should be maybe 20x20 if you pretend the wall is not there.
