Has Anyone Completed A 3.6 Yet

The career suicide track for res lending work is now a top-down directive. The appraiser modernization has been going on at Fannie and Freddie for at least several years and is now an executive order. One stop short of being law - but a pretty powerful indicator as to where things are going (or have gone ) . Then people wonder why appraisers balk at one more draining, expensive adaptation - this time to 3.6 - for what end? To be phased out in a year?

I have been busy lately, but each assignment is a nightmare, and staying in the field, even though I have (for now ) good clients, each day in it feels miserable. Additional scrutiny, more ROV, and nearly every assignment is a problem-child property. I would like to appraise for 2 more years, but IDK if I will or if my non-AMC lender clients can withstand the pressure to "adapt" to using an AMC.

It is yet another demonstration of Trump Derangement Syndrome (in an appraisal thread) by an undisciplined, intemperate windbag incapable of objective thought relying on artificial intelligence (another of their deranging triggers) to bring them months old news that is commonly known by rational posters.

Listen to your charming self - this is a fact that he recently signed this as an executive order. It has nothing to do with so-called TDS - facts are facts. Sorry that certain facts offend you. And the appraisal threads have been polluted for years with people complaining about Biden ( yet you said nothing) .

Interesting that Trump says he wants to make appraisals quicker & less expensive for the Borrowers (did I read that right?), while at the same time the GSEs are heaving massive new measurement & info demands onto appraisers. Maybe they think those 'norms' can be extrapolated into all future housing, but it still seems a pointless requirement.
 
Good morning, I am wondering if anyone has actually completed a 3.6 yet, what software you used and how long did it take? Was it worth your fee? I have tried 3 different software options (ACI, which is not even ready yet, Aivre and Total). I try to slog my way through all of them, and run into problems every time. I cannot seem to complete one from start to finish, and am so frustrated! Any words of advice (besides retiring!!) :LOL:

Appraisers online are satisfied with SFREP 3.6 so far. I'm not a fan because the mobile app is third party, IMO that's going to be an issue with developing a.i. integration and workflow sooner than later.

It's rapidly moving to vast majority waivers and targeted data collection on very few homes. I predict very few full appraisals within 2 years. The full appraisals will be ordered by mortgage companies when the automated valuation comes in low. Then whatever low volume is assigned will go to whichever entity is good at hitting value.
 
Instead of appraisers doing hybrid/bifurcated appraisals, why don't Fannie and Freddie just hire the inspector and Fannie/Freddie do the appraisal?

Answer: They don't want the liability. AMC don't want the liability.

One more bad turn on GSE and big taxpayer bailout and GSEs will be gone. AMCs too. Government will own both.

Many people working for them currently will have a new Boss. U.S. government.
