Has Anyone Completed A 3.6 Yet

Glad i only do big city row homes which all look alike after the 2 different styles you've seen. But, i sometimes get the suburban stuff, so i can emphasis with most of yous on the amount of variations you may miss. But me, having to type the exact same info each time on my cloned row homes is going to bring out major annoyance to me.

By the way, a 3.6 thread is like reading the obituaries, looking for for just left this life.
Apparently (at least according to what ACI's in house appraiser said) most of the report revisions and problems are caused by poorly edited cloned reports. Or reports created using a template. :unsure:
 
I am pretty sure all the homes I look at will have walls. Kind of a weird requirement.
That’s why it is addressed in the 3.6, it’s to certify there is a wall. Untold millions of reports were uploaded on the 2.6 that didn’t state clearly whether or not the subject had walls. It’s one more reason the 3.6 is needed.

What is it that you find "weird" about providing a photo and commenting on quality/condition?

That is not what I find weird. I find hybrids, commingling of fees on truth in lending disclosures very "weird"...............

Did you do that?

If you did it, I'll call you weird. LOL
 
Doing only complex properties and going broke....weird.

Lenders and AMCs paying the same for all properties thinking they are all cookie cutter assignments in pud developments...weird.

Can someone notify them and let them know that things have changed.....everything is complex or value issue appraisals.

Or just go to the darkside and churn and burn them....as long as they meet value it appears nothing ever happens to them. It's when you come in low you get in trouble. Weird.

It is just different No two properties are alike. Real property is very unique.

Market value appraisal is very unique because it requires Highest and best use analysis.

I work a VERY HETEROGENEOUS MARKET. Some people work very HOMOGENEOUS MARKETS.

I envy the people that work very homogeneous markets. It still has no impact on sin and commingling of fees and hybrids.
 
Commingling of fees is highway robbery.

The biggest mistake was the government bailing banks out in 2008 under the to big to fail BS. Now the inmates run the prison again, because they know if they crash the housing market again, there is a golden parachute, without prison for the CEO's.

I find it weird that commenting on the existence of walls in a completed home is required. Pretty much 99%+ of the photos I take now of the interior include walls. How many homes have you been in didn't have walls?
