Health or safety concern

H&B use analysis is optional in many value definitions. Not so with Market value definition. H&B use analysis is required in Market value definition.
 
I don't know what that has to do with that junk in the back yard. But that brush and trees around that junk pile look like a tripping and walking into hazard also. Me smoking the pipe bro. How does h&B fit into that small pile of junk in the rear. Are you tripping on the right thread.

Stairs in the house too.
Last night I missed the last step going down the stairs in the dark (made sure I closed my windows and locked my door) and hurt my ankle.
No need to worry, I'm fine now.
 
That would never pass final inspection or get a C of O around here until railings were installed. That's just stupid.

You mean before you are going to make them unhappy. Nothing like the old appraiser going up those steps. A younger one might not catch the issue.
 
Not saying it's me.
There was this appraiser who was going up the stairs and while holding on the railing, the railing bent and appraiser fell into the adjacent bushes. WTF!
Then he thought "Was the railing easily broken before or after appraiser touched it?"
If appraiser mentioned it was a hazard and owner denied it, would appraiser be responsible for the broken railing......:oops:
