Seems like stubborn direct lenders, not willing to change with times....
Will eventually lose market share....

Or they just value accurate valuations. Change for the sake of change isn’t a good policy.

I totally agree. Of course, that works both ways - refusing to change just to refuse to change is also not good policy.
It should be the data that drives decision making, not emotions.

pay the full 1004 appraisal fee, and i will do an index card value appraisal, just like they did before i started. they are paying for my 100 years of appraising experience. not for the minutia that crowds the value number. in my urban row home areas. no surprises. MLS listing with 10-15 photos, how hard can it be. although, i felt i wasn't doing enough, so i would go out and take the subject's exterior photos. one of my favorite clients. and if i couldn't figure it out, i was allowed to do an interior inspection, but had to give a good reason.

I would agree. But we know the "data" is closely guarded by a small band of merry theives who are writing their own benefits packages while taking actions detrimental to our financial systems. Now, if they were objective, and allowed objective, competent analysis of the "data" by others, it would help. But, as we saw with the research note branding all appraisers as racists, their "analysis" is agenda driven politics of the most insidious kind...behind closed doors in dark rooms where all outcomes benefit the "analysts" personally. Hardly a setup to endorse!
 
Unfortunately , corporate profits are driving appraisal decisions these days.

I doubt data has much to do with it.

I would agree. But we know the "data" is closely guarded by a small band of merry theives who are writing their own benefits packages while taking actions detrimental to our financial systems. Now, if they were objective, and allowed objective, competent analysis of the "data" by others, it would help. Yes, the "both ways" comment from the GSE director made me laugh. Magically, there was no racism in appraisal back when he was actively appraising homes. And trainees had to be trained, no way around that and now anyone off the street can do it, easy peasy. Now the "analysts" say the GSE's have the settlement papers on sales and appraisers better call agents to get the concessions to match or the GSEs will file complaints with state boards (paraphrased from the same guy in the latest issue of Working RE). The attack on the appraisal profession is relentless and unfounded. What about interest rate buy-downs as a concession? This is someone who hasn't dealt with many listing/selling agents since the many "modernizations" in that field. Appraisers scarcely encounter agents in person or on the phone anymore. Everything is texting and apps. How is making more work for appraisers making things faster? Especially with the new rules on buyer concessions and nondisclosure?

yes...they will lower costs by eliminating the human appraiser...if the borg and ACE keep estimating value with the help of their mortgage broker friends...everything will be valued at 1 million dollars:rof: :rof: :rof:

I saw a high up guy at a GSE “share” an AMC post on LinkedIn looking for staff appraisers. Thats not playing favorites? What a horrible look in so many ways. Just promoting AMCs trying to morph into appraisal mills is disgusting enough.

Not so surprising since a few of the GSE's higher ups were also Chief Appraisers of AMCs or owned AMC's themselves.
