The next James Bond movie needs Honey West in it. :) Please don't take it personal. Your way above his costars. It would be a good name though for his next costar. Lol
Honey West was played by Anne Francis,she was the first female detective star on TV ....way, way back when. I agree that it is a great name for a Bond girl! My Avatar is her character.

Back on track. Remove all window bars. Except in jails and prisons. :shrug:
 
You maybe should consider another line of work---would you ignore exposed wiring? Rotting sub-floors? Broken windows?

I wouldn't ignore anything. I would report facts and value as-is like I was asked and agreed to.

What I wouldn't do is take it upon myself to make something subject to that didn't need to be nor asked to be. The outcome of subject to v. As-is is a provable financial gain of the appraiser.

I ain't scared to whistle.
 
Do I make this curable functional obsolescence a " Subject To" condition? It seems to me that it's a definite yes,given the safety hazard but want to verify-- maybe "As-Is " with a notation and addressed in depreciation is enough? Also, any ideas on a cost to cure greatly appreciated! Thank you!

Subject to installation safety release, if it is on a bedroom window. It's not a cost to cure item per se, but the lender might want to know. It is a safety hazard. The reason it is a safety hazard is because if they are sleeping with the door closed and there is a fire behind it; they need to escape somehow. Depreciation on what, the life of the occupant? I suppose that actuaries have actually put a price on a human life, but we don't value human beings.
 
We are not required to report things because we're protecting, or trying to protect stupid people, it has to do with the value---hazardous conditions impact value, period. End of story.

Depends upon how short. I have an 1897 Winchester pump, 19" bbl, factory riot gun marked "CYL" (cylinder) perfectly legal

For that poster figured he didn't know what a gauge is so...caught me. Yes, think you can have down to 18" without ATF.

I'm all for not being the safety police and posses anything you want and do anything you want. Don't hurt your fellow man and I'm all good with any vice/non vice you want.
 
did just change the entire gun law in California
Nothing in their law changed the federal definition of a "sawed-off" shotgun at 18"barrel as best I see & Further my gun is factory and defined as "antique"
