How Do You Complete 2 Or More Appraisals Per Day?

Completing the cost approach on a standard 1004 cookie cutter would do nothing to increase public trust or the reliability on MOST residential assignments. The income approach is junk in most residential assignments as it is not what is driving the market. For that matter, the IA is junk on many commercial projects that are selling strictly on a price per sf.

Here you go again making up hypotheticals to support an invalid argument. I do very little FNMA work...prob 10-15% of my workload.

Negative on saying the cost approach is meaningless. You didn't pay attention in class. The income approach on single family residential is very applicable in many cases on single family residential. I guess many of the classes you took didn't go there or you weren't paying attention once again. Remember you lost some credibility with me when you said some appraisers were not choosing a high comp and a low comp and a number in between in order to speed things up. I'm sure the speed thing is directly related to client pressure in many cases. You sound a little defensive to me. I'm on offense. I played outside linebacker and running back in high school football. I understand the difference between offense and defense.

Fastest and cheapest is in trouble from both an offensive or defensive standpoint. Ready position is my best advice. FNMA has a bunch of data that can be used against you if you any type of mortgage purpose work where the government is guaranteeing the mortgage.

FNMA has a bunch of data that can be used against you on any mortgage related work where the FDIC or OCC is involved, Mr govt authority.

I misspoke when I said Cost Approach...I meant to say Income Approach. I am not responding to any more of your stupid posts as you manipulate everything in an attempt prove your retarded stance and play gotcha with everyone. Furthermore, I never said the cost approach is meaningless...those are your words. You sound like libtard Obama.

I was very clear on what is necessary to complete a credible/reliable report and 99% of my peers and FNMA and HUD and USDA and Farm Credit would ALL agree with me...not you. Keep churning out that IA approach along with your POOR and SLOW ivory tower attitude and let me know how many clients it lands you. No one cares. The income approach is not required to produce a credible opinion of value for MOST residential assignments. If FNMA starts to require its inclusion? Don't care, I will raise my fees and do the income approach.

We thought many appraisers got in trouble this time around. The next time around with FNMA data at their fingertips, the government will hammer down on appraisers much worse in many cases.

Time pressure is a factor. Skill in most cases is not near the problem. With enough time, an appraiser will gain the competence needed through association or market study in some way, form or fashion, but time is needed.

The time pressure needs to leave.

It somewhat depends on the market and the "help" some are preaching, but there are many other factors that it depends on as well like the level of credibility and reliability when it comes to market value. Some are flippant in their opinions and not following recognized protocol relative to appraisal practice. Market value is very serious in it's definition for one. Like I said there are many other differences relative to differences in location in different states and neighborhoods.
 
When one follows the definition of market value, like "most probable", it should not be rushed and flippant. Nobody should rush a professional appraiser in that regard. The definition of market value has several more terms and phrases that says do not rush me as a professional appraiser.

You started it bud. Don't start something you can't finish. Don't be so pious and it won't hit you in the face. Don't take a hillbilly like me for granted. Don't trust your clients either in their ivory towers. Just a little words of wisdom.
