How Do You Complete 2 Or More Appraisals Per Day?

You wrote 3 reports between 12:41 and 4:11?

yes i did. as ive posted many times i spend approx 3 hours per appraisal total. i honestly dont know what else i could do to take more time except cram in more listings my clients dont want. i open every door, take pics of every room, make sure hvac, power h20 on etc etc etc, shoot every comp and type everything myself with confirmation of data. what else is there to do? today was especially great though, all 5 inspections were all vacant sales! no talking, just get in and get out! :clapping:

Post 149 says 3 inspections. Post 155 says 5. Did you go back out after writing the reports?

tuesday was 3 inspections and typed them then. had nothing to do wed and inspected 5 today but yet to type any.
 
Digger If everything is so profitable and easy why did you post you are going to leave the business recently? (you did post that, if wrong please correct me)

How come you are virtually the only appraiser I have ever come across in 2 decades that experiences consistent busy work flow, at full fees all assignments cookie cutters needing only 3 comps able to be typed up in speedy time never an issue with all inspections close by. Maybe you live a charmed life ...

i dont recall wanting to leave the business (i might have said i hated the direction this business has gone) recently but did think of getting a full time gig working as an assessor so i could could have benes (my health insurance is 14k a year) and do my own work as part time but that was a couple years ago iirc. anyhoo, everything thing i post is 100% truth with absolutely ZERO puffery. i swear on my kids all that i share is the truth, i only know one other appraiser and that is my old mentor who was very strict and i worked the same when i was in his employ. it must be the area i live in as ive said more than a few times.
